What makes a home premium

Not the price of the tiles: the space a family stops noticing because it simply works. Each of these has to be in the plan before the structure is drawn.

A lift, planned from the start
A lift needs a shaft through every floor and, for most types, a pit or raised floor at the bottom. Its size depends on the lift you choose, so fix the type before the structure is drawn. A shaft left for later can serve as storage until then.
Parking for several cars
A portico, a stilt floor or a covered yard, with turning space and a separate walking route to the main door.
A guest or parents' room on the ground floor
With its own toilet, so elders and guests never need the stairs.
Double-height living or a lit staircase
One tall space that brings daylight deep into the house; it needs the slab and the stair planned together.
Terrace garden and open terraces
Planters, waterproofing and drains decided with the slab, not after it leaks.
Home office, staff room and storage
Rooms that a family adds later at great cost if the plan does not leave space for them.
Smart home wiring

What is a luxury house design?

A plan for a larger independent house where the space is planned for comfort: a lift, parking for several cars, a guest room on the ground floor, double-height living and terraces. The 27 designs on this page are all our own projects.

Can a lift be added to a house later?

Only with difficulty. A lift needs a shaft through every floor and, for most types, a pit or a raised floor at the bottom, and the structure must carry it. If you may want one, plan the shaft now; it can be used as storage until the lift is fitted.

Does a lift in my own house need registration?

In Uttar Pradesh, yes: the UP Lifts and Escalators Act, 2024 asks the owner to register a lift before installing it, and to report completion before using it. Maharashtra and Delhi also ask for permission and a licence. Our blog post on home lifts explains each state's steps.

What is the difference between a kothi, a bungalow and a villa?

All three are independent houses on their own plot. Kothi is the word used in North India for a large independent house; bungalow usually means a house with open space around it; villa is the word most often used for an independent house in a gated community.

How long does a premium house design take?

Do you build premium homes too?
