Building a house in Delhi: what to know

Map approval
the Municipal Corporation of Delhi (MCD), or NDMC, DDA or the Delhi Cantonment Board in their areas — MCD's Online Building Permit System (OBPS). Residential plots up to 105 sq m in approved and regularised colonies need no sanction under the SARAL scheme: the owner gives an undertaking before starting, and the house must be designed by an architect or engineer. Larger plots apply online, and a decision is due within 30 days.
Plot sizes
Delhi's rules use square metres, while plots are bought and sold in gaj (square yards; 1 gaj ≈ 0.84 sq m). Under the Master Plan for Delhi 2047, plots above 100 sq m and up to 750 sq m must keep stilt parking, and a house may rise to stilt + 4 floors (17.5 m).
Climate
Composite. Hot summers and cold winters: cross-ventilated rooms and an insulated or cool roof keep the house comfortable all year.
Earthquake zone
Seismic Zone IV. Delhi lies on the Mathura, Sohna and Delhi–Moradabad fault lines. BIS withdrew its 2025 seismic map in March 2026, so the IS 1893:2016 zones still apply.
Ground and water
The Yamuna's active floodplain is a no-construction zone, and some North and Trans-Yamuna colonies sit 3–4 m below the 1978 flood level. Groundwater is over-exploited in much of the city, so rainwater harvesting is worth designing in.
Good to know
The Master Plan for Delhi 2047 came into force on 20 August 2026 and replaces MPD-2021. On residential plots only reconstruction is allowed, within the permitted FAR.

Building in Delhi: FAQ

What is the house construction cost per sq ft in Delhi?

Indicative rates, as of October 2026: ₹1,979 per sq ft (Build Basic), ₹2,309 per sq ft (Build Standard), ₹2,859 per sq ft (Build Premium), design included. The final price is confirmed after a free site visit.

Who approves house plans in Delhi?

the Municipal Corporation of Delhi (MCD), or NDMC, DDA or the Delhi Cantonment Board in their areas, through MCD's Online Building Permit System (OBPS). Residential plots up to 105 sq m in approved and regularised colonies need no sanction under the SARAL scheme: the owner gives an undertaking before starting, and the house must be designed by an architect or engineer. Larger plots apply online, and a decision is due within 30 days. We prepare the drawings it asks for and guide you through the approval.

Which plot sizes are common in Delhi?

Delhi's rules use square metres, while plots are bought and sold in gaj (square yards; 1 gaj ≈ 0.84 sq m). Under the Master Plan for Delhi 2047, plots above 100 sq m and up to 750 sq m must keep stilt parking, and a house may rise to stilt + 4 floors (17.5 m). We draw plans for any plot size, including odd shapes.

Which earthquake zone is Delhi in, and does it change the design?

Seismic Zone IV. Delhi lies on the Mathura, Sohna and Delhi–Moradabad fault lines. BIS withdrew its 2025 seismic map in March 2026, so the IS 1893:2016 zones still apply. We design the structure to IS 1893 for this zone: column sizes, steel and foundations are calculated, not guessed.

What should I know about the ground before building in Delhi?

The Yamuna's active floodplain is a no-construction zone, and some North and Trans-Yamuna colonies sit 3–4 m below the 1978 flood level. Groundwater is over-exploited in much of the city, so rainwater harvesting is worth designing in. We size the foundation after a soil check.

Do you make "ghar ka naksha" (house plans) for Delhi?

Yes. "ghar ka naksha" is how many people in Delhi write "house plan" in Hindi. We draw the complete set: floor plans, 3D elevation, and structural, electrical and plumbing drawings.
