Village House Design: Gaon Ka Ghar Ka Naksha With Aangan and Store
A village house plan starts from a bigger plot: aangan, verandah, cattle and grain space kept apart. PMAY-G's 25 sq m minimum, and how approval varies by state.

A village house plan (gaon ka ghar ka naksha) is drawn for a different daily life than a town plot: usually more land, an aangan (courtyard) or verandah at the centre of the day, space for cattle, grain and farm tools kept apart from the kitchen and bedrooms, and room for a tractor or other vehicles. Building approval in villages works differently from towns and varies by state and even by district, so ask your gram panchayat, zila panchayat or block office what applies to your land before you build. If you are building under PM Awas Yojana–Gramin, the house must be at least 25 sq m, including a dedicated area for hygienic cooking.
Seedhi baat: gaon ke ghar mein aangan, baramda aur pashuon ki jagah pehle tay hoti hai; kamre uske aas-paas aate hain.
What makes a village plan different
The plot
Village plots are often larger and less regular than town plots, and land is still counted in bigha, biswa or katha in many places; our plot units guide converts them. Measure the actual boundary before the naksha is drawn, because the recorded area and what is on the ground can differ. Check the khasra and khatauni first: our guide to land record sites by state shows where. If the land is recorded as farmland, ask at the tehsil whether a change of land use is needed before you build, since the rules differ from state to state.
The aangan (courtyard)
An open courtyard brings light and air into the middle of the house, gives the family a private open space, and is where grain and clothes dry and functions are held. Rooms around it each get a window onto it. Give the courtyard a slope and a proper drain so rainwater leaves quickly. On a long, narrow plot, a smaller courtyard or an open-to-sky shaft does the same job.
The verandah (baramda or osara)
A covered verandah at the front works as the baithak for visitors, shades the front rooms and gives a place to sit in summer. A deeper verandah on the side that gets the afternoon sun keeps the rooms behind it cooler. Read east, north, west or south facing house for how the facing changes this.
Cattle, grain and tools
- Cattle shed: apart from the kitchen and bedrooms, with its own entry from the yard, a floor that slopes to its own drain, and fodder storage beside it. Keep the dung pit away from the hand pump or well.
- Grain store (bhandar): dry, raised above the floor, ventilated and closed to rats.
- Tools and vehicles: a covered space with a wide gate for a tractor, trolley or two-wheelers, planned with room to turn in the yard.
Kitchen and toilet
If you still cook on a chulha some of the time, give the kitchen a chimney or an outdoor cooking space so smoke does not fill the house. Plan the toilet and bathroom inside or attached to the house, with the septic tank or soak arrangement your area allows. Our plumbing design shows the septic tank or sewer connection your area requires.
Plinth, rain and earthquakes
Raise the plinth above the highest water your village has seen, and slope the yard away from the walls. Many village houses use load-bearing brick walls instead of an RCC frame; read earthquake-safe house design for what BIS asks of such walls in your seismic zone.
Building in phases
Most village houses grow over the years. Draw the whole house now, with the rooms you build first, the ones you add later, and whether a first floor will come, so the footings and the staircase are placed for it. See single floor vs G+1.
PM Awas Yojana–Gramin: the minimum house
PIB's backgrounder of 19 November 2024 on PMAY-G lists:
- a minimum house size of 25 sq m, including a dedicated area for hygienic cooking (about 269 sq ft, or 30 gaj)
- unit assistance of ₹1.20 lakh in plain areas and ₹1.30 lakh in the North-Eastern states and in Himachal Pradesh, Uttarakhand, Jammu and Kashmir and Ladakh, as approved by the Union Cabinet on 9 August 2024
- up to ₹12,000 for a toilet through Swachh Bharat Mission–Gramin, one of the schemes PMAY-G works with
- a choice of house designs for beneficiaries, and geo-tagged photos at construction stages
If your family has a PMAY-G sanction, ask the block office which designs and stage checks apply. We can draw a plan in which the first rooms make a complete house of at least that size and the rest can be added later.
Approval for a village house
There is no single national rule. Who gives permission, and above what size, varies by state: it may be the gram panchayat, the zila panchayat, or a development or regulated-area authority whose boundary takes in villages around a town. Check which one covers your khasra before the map is drawn.
One example of how local the rules are: Amar Ujala reported on 11 July 2026 that in Kasganj district of Uttar Pradesh, the district panchayat's rules require an approved map before any building of more than 300 sq m is built in its rural areas, and that only 45 maps had been passed there since 2024–25. Rules elsewhere differ, so ask your own panchayat office. For towns in UP, see naksha pass kaise karaye.
What a village naksha from us includes
The same as for any house: a 2D floor plan of every floor with dimensions and furniture, ready in 2–3 days, then the 3D elevation and the structural, electrical and plumbing drawings in 5 working days, with two rounds of changes after the first draft. The fees are on our rate card. Browse our real plans by room count on ghar ka naksha, or by plot size on the 100 gaj and 200 gaj pages.
Common questions
Gaon ke ghar ka naksha pass karana padta hai?
Yeh rajya aur zile par nirbhar hai. Kahin gram panchayat, kahin zila panchayat ke niyam hain, aur shahar ke paas ki zameen development authority ya regulated area mein ho sakti hai. Ghar banane se pehle apne panchayat ya block office se poochhiye.
How big must a PMAY-G house be?
At least 25 sq m (about 269 sq ft), including a dedicated area for hygienic cooking, according to PIB's November 2024 backgrounder.
Can a village house have an aangan and still be built in phases?
Yes. Draw the whole courtyard plan first, build the rooms on one or two sides, and add the rest later on footings already planned for them.
Gaon mein do manzila ghar ka naksha bana sakte hain?
Haan. Bas neev aur seedhi pehle se do manzil ke hisaab se rakhiye, aur pata kar lijiye ki aapke ilaake mein manzil ki seema kya hai.
