The Ghaziabad Development Authority (GDA), whose development area includes Loni, under the UP Building Bye-laws 2025. Plans go online on FASTPAS (map.up.gov.in), which replaced UPOBPAS in 2026. Under UP's 2025 building bye-laws, house plots up to 100 sq m need no permission, only online registration with a ₹1 token and a self-certified plan (not in mela areas, unauthorised colonies or on government or disputed land), and single-house plots up to 500 sq m in approved layouts get instant online approval once a licensed professional certifies the plan. The authority works in square metres, while plots are bought and sold in sq ft and gaj (square yards). Plot listings seen in October 2026 ran from 450–630 sq ft (50–70 gaj) in Loni Dehat colonies such as Anjali Vihar and Akash Vihar to 350–500 gaj in Lal Bagh Colony. Under the 2025 bye-laws, plots below 300 sq m may build three floors with stilt up to 15 m, and plots of 300 sq m and above four floors with stilt up to 17.5 m. Seismic Zone IV. Per the UP disaster authority's district list, based on BMTPC, Ghaziabad district, which includes Loni, lies entirely in Zone IV; Loni is not in IS 1893's table of towns. BIS withdrew its 2025 seismic map in March 2026, so the IS 1893:2016 zones still apply. We design the structure to IS 1893 for this zone: column sizes, steel and foundations are calculated, not guessed.

Loni lies between the Yamuna and the Hindon. CGWB's Ghaziabad brochure found deep and falling water levels in Loni block, and groundwater that turns salty in parts of it and in pockets west of the Hindon. In September 2025 the swollen Yamuna forced 55 families out of Badarpur village in the Loni sub-division, so check a plot's flood level and raise the plinth near the river.
