Building a house in Yamunanagar: what to know

Map approval
The Municipal Corporation Yamunanagar–Jagadhri or HSVP, depending on where the plot is — Haryana's Online Building Plan Approval System (OBPAS): HSVP's portal for its sectors, or the Urban Local Bodies' unified portal that has run since 8 May 2026. Under the Haryana Building Code 2017, house plots up to 16.5 m high are low-risk: the owner applies for self-certification with a site plan, DWG drawings, structural drawings and a safety certificate, and may start building on submission.
Plot sizes
HSVP lists its plots by marla and kanal, sized in metres: in Jagadhri's Sector 18 a 6-marla plot is 18 × 8 m (144 sq m, about 1,550 sq ft). HSVP's e-auction of 20 March 2026 offered plots from 2 marla (10 × 5 m, 50 sq m, about 540 sq ft) to 10 marla (22 × 10 m, 220 sq m, about 2,370 sq ft), and 1-kanal plots of 30 × 14 m (420 sq m, about 4,520 sq ft), in Sectors 15 and 18, Jagadhri.
Climate
Composite. Yamunanagar falls in the Composite zone of BEE's climate map. Hot, dry summers, a humid monsoon and cold winters: shade and insulate the roof (BEE's limit is a U-value of 1.2 W/m²K), keep west glass small, and give rooms openable windows of at least 12.5% of the floor area.
Earthquake zone
Seismic Zone IV. Yamunanagar is not in IS 1893's table of towns. BMTPC's Vulnerability Atlas of India (2019) puts the whole of Yamunanagar district in Zone IV. BIS withdrew its 2025 seismic map in March 2026, so the IS 1893:2016 zones still apply.
Ground and water
The district runs from the Siwalik hills in the north to the Yamuna flood plain. CGWB describes deep loamy-sand to sandy-loam soils and a water table mostly 5–10 m below ground before the monsoon, deeper (up to about 16 m) in the Radaur and Chacharauli blocks. BMTPC's Vulnerability Atlas marks 35.9% of the district as flood-prone, and the Haryana Building Code requires rooftop rainwater harvesting in Yamuna Nagar where the roof is 100 sq m or more.
Where people build
HSVP Sector 15, Jagadhri, HSVP Sector 17, Jagadhri, HSVP Sector 18, Jagadhri.
Good to know
Since an amendment of 8 December 2025, Haryana's self-certification route is open only to low-risk buildings, which include house plots up to 16.5 m high. On 21 July 2026 Haryana stopped new approvals for stilt-plus-four-floor houses, citing rules for online approval and self-certification that were still being finalised.

Who approves house plans in Yamunanagar?

The Municipal Corporation Yamunanagar–Jagadhri or HSVP, depending on where the plot is, through Haryana's Online Building Plan Approval System (OBPAS): HSVP's portal for its sectors, or the Urban Local Bodies' unified portal that has run since 8 May 2026. Under the Haryana Building Code 2017, house plots up to 16.5 m high are low-risk: the owner applies for self-certification with a site plan, DWG drawings, structural drawings and a safety certificate, and may start building on submission. We prepare the drawings it asks for and guide you through the approval.

Which plot sizes are common in Yamunanagar?

We draw plans for any plot size, including odd shapes.

Which earthquake zone is Yamunanagar in, and does it change the design?

Seismic Zone IV. Yamunanagar is not in IS 1893's table of towns. BMTPC's Vulnerability Atlas of India (2019) puts the whole of Yamunanagar district in Zone IV. BIS withdrew its 2025 seismic map in March 2026, so the IS 1893:2016 zones still apply. We design the structure to IS 1893 for this zone: column sizes, steel and foundations are calculated, not guessed.

What should I know about the ground before building in Yamunanagar?

The district runs from the Siwalik hills in the north to the Yamuna flood plain. CGWB describes deep loamy-sand to sandy-loam soils and a water table mostly 5–10 m below ground before the monsoon, deeper (up to about 16 m) in the Radaur and Chacharauli blocks. BMTPC's Vulnerability Atlas marks 35.9% of the district as flood-prone, and the Haryana Building Code requires rooftop rainwater harvesting in Yamuna Nagar where the roof is 100 sq m or more. We size the foundation after a soil check.

Do you make "ghar ka naksha" (house plans) for Yamunanagar?

Yes. "ghar ka naksha" is how many people in Yamunanagar write "house plan" in Hindi. We draw the complete set: floor plans, 3D elevation, and structural, electrical and plumbing drawings.

Can you make a vastu ghar ka naksha for my plot in Yamunanagar?

Yes. We place the kitchen, master bedroom, puja room, toilets and entrance as vastu suggests wherever your Yamunanagar plot allows, and tell you plainly where it cannot. It is all done online, so you can share the plot details on WhatsApp.
