House design & naksha for Tijara plots

The Nagar Parishad (municipal council), Tijara, or the Bhiwadi Integrated Development Authority (BIDA), whose area takes in villages of Tijara tehsil, depending on where the plot is, through Rajasthan's online Building Plan Approval System on the state SSO and Single Window Clearance System sites. The plan is filed online as one CAD drawing prepared by a registered architect or engineer, choosing the development authority, urban improvement trust or urban local body, with affidavits, a structural stability certificate, the approved layout plan and photographs of the plot, and the approval certificate is downloaded there. Seismic Zone IV. Tijara is not in IS 1893's table of towns. BMTPC's Vulnerability Atlas of India (2019), on the 2011 boundary when Tijara was in Alwar district, puts that district partly in Zones II, III and IV (49.1% of its area in Zone IV); we design to Zone IV, the strictest of these. Khairthal-Tijara is one of the new districts Rajasthan kept when it reviewed them on 28 December 2024. BIS withdrew its 2025 seismic map in March 2026, so the IS 1893:2016 zones still apply. We design the structure to IS 1893 for this zone: column sizes, steel and foundations are calculated, not guessed.

CGWB's Alwar brochure finds the Aravalli ridges entering the old district from the north-east in Tijara subdivision, wells around Tijara yielding only 10–45 cubic metres an hour, and water that dropped more than 4 m in parts of Tijara block in a single season in 2011. The block was over-exploited, with brackish water and nitrate above the safe limit in parts, so rainwater harvesting and water storage belong in the design.
