Building a house in Thrissur: what to know
- Map approval
- The Secretary of Thrissur Corporation, under the Kerala Municipality Building Rules 2019 (KMBR) — K-SMART, the state's online portal for corporations and municipalities since 1 January 2024. A licensed engineer or architect files the drawings, site plan and title deed online; when these are verified electronically there is no site visit before the permit, and the work is checked at plinth level. A house under 300 sq m built-up and up to two storeys (basement not counted) can take a self-certified permit once the owner declares that the plot meets the coastal (CRZ) rules and Kerala's 2008 paddy-land and wetland law.
- Plot sizes
- Plots are measured in cents: 1 cent = 435.6 sq ft, so a 5-cent plot is about 2,178 sq ft. Plots listed in Thrissur city in October 2026 included 5 cents at Ollur, 10 cents at Ayyanthole and 10.5 cents at Viyyur.
- Climate
