The Srinagar Municipal Corporation (SMC), which grants permission for houses inside city limits, under the Master Plan Srinagar-2035, through the Housing and Urban Development Department's new online building permission portal with automatic drawing scrutiny. The new portal replaced the department's old one in early 2026, and only a registered technical person may file, uploading CAD drawings for automatic scrutiny; 99 such persons were registered across Jammu and Kashmir by April 2026. We prepare the drawings it asks for and guide you through the approval.
Plots are bought and sold in marla and kanal; one Srinagar listing gives 13.5 marla as 3,675 sq ft, about 272 sq ft a marla. Listings seen in October 2026 included 7 marla in Zainakote, 10 marla in Lasjan, 12 marla in Bemina and 20 marla in Hyderpora and Zakura, and the Srinagar Development Authority's 2023 draw at Rakh Gund Aksha, Bemina, allotted plots of 0.5, 0.75 and 0.98 kanal. We draw plans for any plot size, including odd shapes.
Seismic Zone V. BIS withdrew its 2025 seismic map in March 2026, so the IS 1893:2016 zones still apply. We design the structure to IS 1893 for this zone: column sizes, steel and foundations are calculated, not guessed.
CGWB finds the valley floor of Jhelum alluvium (sand, silt and clay) and Karewa table lands, with the water table only 1.5–6 m down and iron a regular problem in Karewa groundwater. In September 2014 the Jhelum overflowed, Rajbagh among the worst-hit localities, at about three times the river's safe carrying capacity of 900 cumec between Sangam and Srinagar, so check a plot's 2014 flood level and raise the plinth. We size the foundation after a soil check.
Yes. "ghar ka naksha" is how many people in Srinagar write "house plan" in Hindi. We draw the complete set: floor plans, 3D elevation, and structural, electrical and plumbing drawings.
Yes. We place the kitchen, master bedroom, puja room, toilets and entrance as vastu suggests wherever your Srinagar plot allows, and tell you plainly where it cannot. It is all done online, so you can share the plot details on WhatsApp.
