Building a house in Shillong: what to know
- Map approval
- The Meghalaya Urban Development Authority (MUDA), Shillong — the Online Building Permission System (OBPS), formally launched on 11 August 2025. The portal checks the drawings against the Meghalaya Building Bye-Laws 2021, works out the fee and issues the permit online, and only registered architects, engineers and town planners can file. Under the August 2025 reforms a low-risk G+1 house up to 7 m high needs no technical approval from MUDA: an empanelled architect or engineer submits self-attested drawings and work can start on submission.

- Plots are bought and sold in sq ft. Listings seen in October 2026 included 1,050 sq ft in Nongthymmai, 3,000 sq ft in Nongrimbah and Laban, 3,300 sq ft in Mawlai and 3,900 sq ft in Nongrah.
- Climate
