The Sasaram Municipal Corporation (Sasaram Nagar Nigam), whose municipal commissioner approves house plans within city limits; in the villages of the Sasaram planning area, the chief executive officer of its planning area authority. Under the Bihar Building Bye-laws 2014, an architect or structural engineer empanelled with the urban local body prepares the plan and supervises the work, and a decision is due within 60 days; the permission is valid for three years. We prepare the drawings it asks for and guide you through the approval.

Plots are sold in sq ft and in katha and dhur: India Land Converter's standard for this district is 1 katha = 20 dhur = 1,361.25 sq ft (the katha differs across Bihar). Many plots are also offered in dismil (decimals): 1 dismil = 435.6 sq ft. Sasaram listings seen in October 2026 on GT Road and near the Tara Chandi temple were mostly 1,000–1,800 sq ft, from 700 sq ft up to 3,250 sq ft, and others were offered at 1–6 dismil. Seismic Zone III. Sasaram is not in IS 1893's table of towns. BMTPC's Vulnerability Atlas of India (2019) puts all of Rohtas district in Zone III. BIS withdrew its 2025 seismic map in March 2026, so the IS 1893:2016 zones still apply. We design the structure to IS 1893 for this zone: column sizes, steel and foundations are calculated, not guessed.

CGWB's Rohtas brochure (2013) records a water table 4.98–12.08 m below ground in May 2011 and 1.25–7.98 m in November, deeper near the Kaimur foothills, and high fluoride at some places north of the GT Road and most places south of it, so test any borewell water before you build. We size the foundation after a soil check.
