Building a house in Palakkad: what to know
- Map approval
- The Secretary of Palakkad Municipality, under the Kerala Municipality Building Rules 2019 (KMBR) — K-SMART, the state's online portal for corporations and municipalities since 1 January 2024. A licensed engineer or architect files the drawings, site plan and title deed online; when these are verified electronically there is no site visit before the permit, and the work is checked at plinth level. A house under 300 sq m built-up and up to two storeys (basement not counted) can take a self-certified permit once the owner declares that the plot meets the coastal (CRZ) rules and Kerala's 2008 paddy-land and wetland law.
- Plot sizes
- Plots are measured in cents: 1 cent = 435.6 sq ft, so a 5-cent plot is about 2,178 sq ft. Plots listed in Palakkad town in October 2026 included 10 cents at Olavakkode, 15 cents at Vennakkara and 20 cents at Sekharipuram.
- Climate
- Warm-humid. Palakkad falls in the warm-humid zone of BEE's climate map but runs hotter than the coast: CGWB gives maximum temperatures of up to 37.4 °C at Palakkad, and the district's 2,362 mm of rain is least in the rain shadow around Chittur. Insulate and shade the roof, keep west windows small, let rooms cross-ventilate and keep openable windows to at least 16.66% of the floor area.

- Palakkad sits in the Palakkad Gap, the 32–40 km wide break in the Western Ghats that carries the main road and rail link between Kerala and the rest of India. Laterite is the main soil of the midland and the Gap, where the rock beneath is weathered more than 10 m deep; to the east, around Chittur, black cotton soil cracks open in dry weather.
