Building a house in Mohali: what to know

Map approval
GMADA (the Greater Mohali Area Development Authority) for plots in its own sectors and schemes, or the Municipal Corporation SAS Nagar for other plots within city limits. For a residential plot of up to 500 sq yd, GMADA offers two routes: self-certification by an architect on its panel, or sanction by GMADA itself, which it aims to give within 30 working days. Municipal plans go through the Punjab Local Government Department's new mSeva portal, since eNaksha has taken no new applications since 1 September 2026. We confirm which office your plot falls under before you apply.
Plot sizes
Plots in Mohali are quoted in square yards (1 sq yd = 9 sq ft). Listings seen in October 2026 show plots of 100 sq yd in Aerocity, 262 sq yd in Sector 89 and 500 sq yd in Sector 71.
Climate
Composite. Mohali falls in the Composite zone of BEE's climate map, as does neighbouring Chandigarh in BEE's table of cities. Hot, dry summers, a humid monsoon and cold winters: shade and insulate the roof (BEE's limit is a U-value of 1.2 W/m²K), keep west glass small, and give rooms openable windows of at least 12.5% of the floor area.
Earthquake zone
Seismic Zone IV. Mohali is not in IS 1893's table of towns, which puts neighbouring Chandigarh in Zone IV. BMTPC's Vulnerability Atlas of India (2019) puts the whole of Sahibzada Ajit Singh Nagar district in Zone IV. BIS withdrew its 2025 seismic map in March 2026, so the IS 1893:2016 zones still apply.
Ground and water
CGWB describes alluvial fans and plains with weakly solonised arid-brown soils, a water table mostly 5–10 m below ground (2.1–32.2 m across the district before the monsoon) and every block over-exploited for groundwater. BMTPC's Vulnerability Atlas marks 72.3% of the district as flood-prone, so check the plot's drainage and plinth level first.
Where people build
Aerocity, Sector 71, Sector 89.
Good to know
Punjab withdrew its Unified Building Rules 2025 in April 2026 after the High Court stayed key provisions, so house plans again follow the 2018 municipal bye-laws in municipal areas and the 2021 PUDA building rules in development-authority areas. On 22 October 2026 engineers in Jalandhar reported that plans on the new mSeva portal were stuck because building-branch officers had no log-ins yet, so allow extra time for approval.

Which plot sizes are common in Mohali?

Plots in Mohali are quoted in square yards (1 sq yd = 9 sq ft). Listings seen in October 2026 show plots of 100 sq yd in Aerocity, 262 sq yd in Sector 89 and 500 sq yd in Sector 71. We draw plans for any plot size, including odd shapes.

Which earthquake zone is Mohali in, and does it change the design?

Seismic Zone IV. Mohali is not in IS 1893's table of towns, which puts neighbouring Chandigarh in Zone IV. BMTPC's Vulnerability Atlas of India (2019) puts the whole of Sahibzada Ajit Singh Nagar district in Zone IV. BIS withdrew its 2025 seismic map in March 2026, so the IS 1893:2016 zones still apply. We design the structure to IS 1893 for this zone: column sizes, steel and foundations are calculated, not guessed.

What should I know about the ground before building in Mohali?

CGWB describes alluvial fans and plains with weakly solonised arid-brown soils, a water table mostly 5–10 m below ground (2.1–32.2 m across the district before the monsoon) and every block over-exploited for groundwater.
