Building a house in Latur: what to know

Map approval
The Latur City Municipal Corporation (LMC) inside city limits, under UDCPR — the Maharashtra Urban Development Department's online Building Plan Management System (BPMS). LMC's website sends applicants to BPMS for building permission certificates. Under UDCPR, the owner and a registered architect, town planner or licensed engineer sign every drawing.
Plot sizes
Maharashtra's building rules, UDCPR, measure plots in square metres (1 sq m ≈ 10.76 sq ft). Plot listings seen in October 2026 ran from 750 sq ft in Bhakti Nagar (₹40 lakh) and 1,200 sq ft in Moti Nagar to 1,850 sq ft on Barshi Road (₹1.30 crore), 2,800 sq ft in Hatte Nagar and 3,000 sq ft on Soot Mill Road.
Climate
Composite. Latur sits where the composite and hot-dry zones of BEE's climate map meet, so the design answers both: an insulated, shaded roof and small west windows for the hot, dry months, and rooms that cross-ventilate through the monsoon.
Earthquake zone
Seismic Zone III. Latur is not in IS 1893's table of towns. The earthquake of 30 September 1993, centred at Killari in the district's Ausa taluka, flattened 52 villages. BMTPC's Vulnerability Atlas of India (2019) puts Latur district partly in Zone II and partly in Zone III (22.2% of its area); we design to Zone III, the stricter of the two. BIS withdrew its 2025 seismic map in March 2026, so the IS 1893:2016 zones still apply.
Ground and water
CGWB's 2013 report on Latur district finds the Balaghat plateau on Deccan Trap basalt, with deep black soil in the west and lighter soils in the east, and calls the whole district a drought area, with Latur taluka semi-critical for groundwater. Before the 2011 monsoon the water table lay 1.85–30.4 m below ground.
Where people build
Barshi Road, Hatte Nagar, Moti Nagar, Bhakti Nagar, Soot Mill Road.
Good to know
In July 2025 LMC awarded the ₹229.7 crore second phase of Latur's underground drainage scheme, with a 53 million-litre-a-day sewage pumping station, due in 30 months.
