Chhattisgarh's town-planning directorate runs ALBPMS, its online Automated Layout and Building Plan Approval System, and asks applicants to check with their regional office before filing there. Under a July 2022 order, layout cases inside the master plan of 13 municipal corporations, including Bilaspur, Bhilai, Risali, Charoda and Korba, go through the corporation itself, so we confirm the right route for your plot first.

Plots are listed and sold in sq ft. Korba listings seen in October 2026 are few: a 1,000 sq ft plot in Balco Nagar and a 1,200 sq ft plot in M P Nagar.
Climate
Composite. Korba falls in the Composite zone of BEE's climate map, where BEE's Eco-Niwas Samhita sets openable windows of at least 12.5% of the floor area and a roof U-value of 1.2 W/m²·K or less: shade and insulate the roof, keep west glass small and give every room cross-ventilation.
Earthquake zone
Seismic Zone III. Korba is not in IS 1893's table of towns. BMTPC's Vulnerability Atlas of India (2019) puts Korba district partly in Zone III and partly in Zone II (51.2% in Zone III); we design to Zone III, the stricter of the two. BIS withdrew its 2025 seismic map in March 2026, so the IS 1893:2016 zones still apply.
Ground and water
About 83% of Korba district has yellowish-to-reddish soils over crystalline rock, with Gondwana sandstone, shale and coal seams in the coalfield. CGWB found water on average 8.3 m down before the 2012 monsoon and no over-exploited or critical areas.
