Building a house in Khammam: what to know
- Map approval
- The Khammam Municipal Corporation (KMC), for plots inside the city — Telangana's BuildNow portal, which took over from TG-bPASS when TG-bPASS shut on 15 December 2025. Houses on plots up to 75 sq yd with ground or ground + 1 floor need no permission, only online registration, and BuildNow processes a building permission in 21 days. Individual houses on plots up to 200 sq m and up to 7 m high need not apply for an occupancy certificate.
- Plot sizes
- Plots are bought and sold in square yards (1 sq yd = 9 sq ft). Plot listings seen in October 2026 were mostly 195–295 sq yd: 220 and 278 sq yd in Rotary Nagar, 197 sq yd in Jalagam Nagar, 199 sq yd on Pumping Well Road, 200 sq yd in Gopalapuram and 294 sq yd in Kaviraj Nagar.
- Climate
- Warm-humid. Khammam falls in the warm-humid zone of BEE's climate map, close to its edge with the composite zone, and the district gets about 1,060 mm of rain a year, 81% of it June–September: shade every window, insulate the roof, give every room cross-ventilation and keep openable windows to at least 16.66% of the floor area.
- Earthquake zone
- Seismic Zone III. Khammam is not in IS 1893's table of towns. BMTPC's Vulnerability Atlas of India (2019) puts the old, undivided Khammam district partly in Zone II and partly in Zone III (94% of its area); we design to Zone III, the stricter of the two. BIS withdrew its 2025 seismic map in March 2026, so the IS 1893:2016 zones still apply.
- Ground and water
- CGWB lists chalaka, dubba and black soils in the old Khammam district, over granite and gneiss, with the water table mostly 5–10 m down before the 2012 monsoon. On 1 September 2024 the Munneru overflowed and submerged Prakash Nagar, Ganesh Nagar, Rajiv Gruha Kalpana Colony and Venkateshwara Colony, so plots near the river need a raised plinth and good drainage.
