Building a house in Kaushambi: what to know

Map approval
The Manjhanpur-Bharwari Regulated Area, whose controlling authority is the District Magistrate, Kaushambi. Declared in July 2001 over 46 revenue villages, it has the SDM, Manjhanpur-Bharwari, as its prescribed authority; for a plot outside those villages we confirm with the district which office handles building plans before you apply.
Plot sizes
Plots in Kaushambi district are listed in sq ft, square yards and biswa. Listings seen in October 2026 included a 100 sq yd plot in Manjhanpur, 900 sq ft plots in Bharwari, and 1,000 sq ft plots in Chail and Karari.
Climate
Composite. Kaushambi falls in the Composite zone of BEE's climate map: hot, dry summers and a humid monsoon in one year, so insulate and shade the roof, keep west and south glass small, and still give every room cross-ventilation.
Earthquake zone
Seismic Zone II. Kaushambi is not in IS 1893's table of towns. The UP State Disaster Management Authority lists Kaushambi district as completely in Zone II, and BMTPC's Vulnerability Atlas of India (2019) puts all of it in Zone II. BIS withdrew its 2025 seismic map in March 2026, so the IS 1893:2016 zones still apply.
Ground and water
CGWB's Kaushambi brochure (2012–13) describes older alluvium of silt, clay and sand with kankar over Vindhyan sandstone and shale, floods common on the low Yamuna terrace, alkaline soils in the north-west and south-west, and a water table 9.00–23.80 m below ground in May 2012; BMTPC counts 27.6% of the district as flood-prone, so check how low your plot lies and test the soil before you build.
Where people build
Manjhanpur, Bharwari, Sirathu, Chail, Karari.
Good to know
On 4 August 2026 the UP cabinet approved a Prayagraj–Chitrakoot Regional Development Authority for eight districts, Kaushambi among them, to control building, land use and layouts through one authority; we check which office passes plans when you apply.
