Building a house in Jhajjar: what to know

Map approval
The Municipal Council Jhajjar, or HSVP if the plot is in an HSVP sector — Haryana's Online Building Plan Approval System (OBPAS): HSVP's portal for its sectors, or the Urban Local Bodies' unified portal that has run since 8 May 2026. Under the Haryana Building Code 2017, house plots up to 16.5 m high are low-risk: the owner applies for self-certification with a site plan, DWG drawings, structural drawings and a safety certificate, and may start building on submission.
Plot sizes
HSVP lists its plots by marla and kanal, sized in metres: in Jhajjar's Sector 9 Part-A a 14-marla plot is 24 × 13.5 m (324 sq m, about 3,490 sq ft). HSVP's e-auction of 6 November 2025 offered 1-kanal plots of 30 × 15 m (450 sq m, about 4,840 sq ft) and 14-marla plots in Sector 9 Part-A, and a 6-marla plot of 18 × 7.5 m (135 sq m, about 1,450 sq ft) in Sector 9 Part-B.
Climate
Composite. Jhajjar falls in the Composite zone of BEE's climate map, on its dry side: CGWB gives the district a normal rainfall of only 532 mm a year, about 85% of it in the monsoon. Shade and insulate the roof (BEE's limit is a U-value of 1.2 W/m²K), keep west glass small, and give rooms openable windows of at least 12.5% of the floor area.
Earthquake zone
Seismic Zone IV. Jhajjar is not in IS 1893's table of towns. BMTPC's Vulnerability Atlas of India (2019) puts the whole of Jhajjar district in Zone IV. BIS withdrew its 2025 seismic map in March 2026, so the IS 1893:2016 zones still apply.
Ground and water
CGWB's district booklet finds clay ruling over sand in the ground below Jhajjar, with a clay layer at the surface, a water table that slopes in towards the town and is rising in most places, mostly saline shallow groundwater with fluoride above the safe limit in places, and canal seepage that waterlogs low ground. Haryana's groundwater assessment of 31 March 2025 rates Jhajjar block semi-critical, the only block of the district not rated safe, and BMTPC marks 33% of the district as flood-prone.
Where people build
HSVP Sector 9 Part-A, HSVP Sector 9 Part-B, Shiv Colony, Dev Colony, Kaccha Babra Colony.
Good to know
The Tribune reported on 9 August 2025 that 32 colonies in Jhajjar's municipal area, approved by the state about a year and a half earlier, among them Shiv Colony and Dev Colony, still had no sewer lines, piped drinking water or proper drains while the plans for them awaited state approval, so check a colony's sewer and water connections before you buy.

Indicative rates, as of October 2026: ₹1,799 per sq ft (Build Basic), ₹2,099 per sq ft (Build Standard), ₹2,599 per sq ft (Build Premium), design included. The final price is confirmed after a free site visit.

Who approves house plans in Jhajjar?

The Municipal Council Jhajjar, or HSVP if the plot is in an HSVP sector, through Haryana's Online Building Plan Approval System (OBPAS): HSVP's portal for its sectors, or the Urban Local Bodies' unified portal that has run since 8 May 2026. Under the Haryana Building Code 2017, house plots up to 16.5 m high are low-risk: the owner applies for self-certification with a site plan, DWG drawings, structural drawings and a safety certificate, and may start building on submission. We prepare the drawings it asks for and guide you through the approval.

Which plot sizes are common in Jhajjar?

We draw plans for any plot size, including odd shapes.

Which earthquake zone is Jhajjar in, and does it change the design?

Seismic Zone IV. Jhajjar is not in IS 1893's table of towns. BMTPC's Vulnerability Atlas of India (2019) puts the whole of Jhajjar district in Zone IV. BIS withdrew its 2025 seismic map in March 2026, so the IS 1893:2016 zones still apply. We design the structure to IS 1893 for this zone: column sizes, steel and foundations are calculated, not guessed.

What should I know about the ground before building in Jhajjar?

CGWB's district booklet finds clay ruling over sand in the ground below Jhajjar, with a clay layer at the surface, a water table that slopes in towards the town and is rising in most places, mostly saline shallow groundwater with fluoride above the safe limit in places, and canal seepage that waterlogs low ground. Haryana's groundwater assessment of 31 March 2025 rates Jhajjar block semi-critical, the only block of the district not rated safe, and BMTPC marks 33% of the district as flood-prone. We size the foundation after a soil check.

Do you make "ghar ka naksha" (house plans) for Jhajjar?

Can you make a vastu ghar ka naksha for my plot in Jhajjar?

Yes. We place the kitchen, master bedroom, puja room, toilets and entrance as vastu suggests wherever your Jhajjar plot allows, and tell you plainly where it cannot. It is all done online, so you can share the plot details on WhatsApp.
