The Imphal Municipal Corporation (IMC), with the state Town Planning Department checking land use against the GIS-based master plan — Manipur's Online Building Permission System (OBPS), live for Imphal since October 2022. Permission is due within 30 days of submission. Since 25 June 2026 the application needs the cadastral map and land record, the architect's authorisation letter, the structural engineer's declaration, the drawings in PDF and DXF, a non-encumbrance certificate, the plot boundary as a KML or KMZ file and a photo of the plot with its coordinates.

Plots are bought and sold in sq ft. Listings seen in October 2026 included 1,957 sq ft in Singjamei, 2,610 sq ft in Porompat, 2,614 sq ft in Sagolband, 3,128 sq ft in Patsoi and 3,140 sq ft in Thangmeiband.
Climate
Warm-humid. BEE's Eco-Niwas Samhita places Imphal in the Warm-humid zone, though the valley sits at about 790 m: it gets about 1,630 mm of rain, 60–65% of it from June to September, and temperatures range from 0 °C to 36 °C, so cross-ventilate every room for the humid months and let the winter sun into living rooms.

Seismic Zone V. Zone V is the highest zone in IS 1893:2016. BIS withdrew its 2025 seismic map in March 2026, so the IS 1893:2016 zones still apply.

CGWB's Imphal West booklet says the valley was once swamp and marsh, remembered in place names ending in 'pat' (lake) such as Lamphelpat, Takyelpat and Sangaipat; it records alluvium with clay layers down to 30–65 m, a water table 2–5 m below ground and high iron in places.
