The Hubballi-Dharwad Municipal Corporation (HDMC), which approves new buildings in the twin cities. Under a September 2025 order of Karnataka's Urban Development Department, also notified under the Karnataka Municipal Corporations Act, a house on a site of up to 1,200 sq ft with ground + 2 floors, or stilt + 3, needs no occupancy certificate. The plan must still be approved and followed. We prepare the drawings it asks for and guide you through the approval.
Plots are listed in sq ft (1 sq m ≈ 10.76 sq ft), and farm land in acres. Plot listings seen in October 2026 were mostly 1,162–1,453 sq ft, in Navanagar, Amargol and Rayapur, while plots on Gokul Road ran to 2,400 sq ft. We draw plans for any plot size, including odd shapes.
Seismic Zone III. IS 1893's table of towns lists Dharwad in Zone III (Hubballi is not listed on its own), while BMTPC's Vulnerability Atlas of India (2019) maps Dharwad district in Zone II; we design the twin city to Zone III, the code's figure and the stricter of the two. BIS withdrew its 2025 seismic map in March 2026, so the IS 1893:2016 zones still apply. We design the structure to IS 1893 for this zone: column sizes, steel and foundations are calculated, not guessed.
The district lies on gneissic granite and schist at the foot of the Western Ghats. CGWB finds lateritic sandy soil in the west and black cotton soil 2–5 m thick in the east, which takes in water very slowly. In parts of Hubli and Dharwad taluks the water table is 10–20 m down. We size the foundation after a soil check.
Yes. "mane nakshe" is how many people in Hubballi-Dharwad write "house plan" in Kannada. We draw the complete set: floor plans, 3D elevation, and structural, electrical and plumbing drawings.
Yes. We place the kitchen, master bedroom, puja room, toilets and entrance as vastu suggests wherever your Hubballi-Dharwad plot allows, and tell you plainly where it cannot. It is all done online, so you can share the plot details on WhatsApp.
