Map approval
The Gaya Municipal Corporation (Nagar Nigam Gaya Ji), for plots within its limits. The Nagar Nigam's website lists online building plan approval as "coming soon" (October 2026). Under the Bihar Building Bye-laws 2014, an architect or structural engineer empanelled with the urban local body prepares the plan and supervises the work, and a decision is due within 60 days; the permission is valid for three years.
Plot sizes
Plots are measured in katha and dhur: in Gaya 1 katha = 20 dhur = 1,361.25 sq ft (the katha differs across Bihar). Listings seen in October 2026 were mostly one-katha plots of 1,360 sq ft in and around Bodh Gaya, with others of 1,000–1,500 sq ft in Chand Chaura, Manpur and Sherghati.
Climate
Composite. Gaya falls in the Composite zone of BEE's climate map and gets about 1,086 mm of rain a year (CGWB): hot summers among rocky hills, so insulate and shade the roof, keep west and south glass small and give every room cross-ventilation.
Earthquake zone
Seismic Zone III. BIS withdrew its 2025 seismic map in March 2026, so the IS 1893:2016 zones still apply.
Ground and water
CGWB describes Gaya district as granite gneiss and alluvium, with Gaya town ringed by the Ramshila, Katari and Brahmayoni hills; before the 2011 monsoon the water table lay 6–15 m below ground, and fluoride above the safe limit turns up in isolated patches, so test any borewell water.
