Building a house in Gandhinagar: what to know
- Map approval
- The Gandhinagar Municipal Corporation (GMC) inside city limits, which since June 2020 also take in Kudasan, Sargasan, Randesan, Koba and Vavol, or the Gandhinagar Urban Development Authority (GUDA) beyond them.
- Plot sizes
- Plots are commonly quoted in square yards (1 sq yd = 9 sq ft). Listings seen in October 2026 showed bungalow plots of about 209 sq yd in Kudasan (₹2.4 crore), 240 sq yd in Sargasan and 310–367 sq yd in Raysan.
- Climate
- Hot-dry. Gandhinagar falls in the hot-dry zone of BEE's climate map, as Ahmedabad does: an insulated or reflective roof, insulated walls and small, shaded west windows do most of the cooling.
- Earthquake zone
- Seismic Zone III. Gandhinagar is not in IS 1893's table of towns. BMTPC's Vulnerability Atlas of India (2019) puts the whole of Gandhinagar district in Zone III. BIS withdrew its 2025 seismic map in March 2026, so the IS 1893:2016 zones still apply.
- Ground and water
- CGWB's 2014 brochure places the district on the North Gujarat alluvial plain: sand, gravel, silt, clay and kankar, under deep sandy-loam soils that drain moderately to well (alkaline and saline in the west). In 2009–10 the shallow water table lay 10–25 m below ground before the monsoon, and fluoride was above the limit in 140 villages.

- On 12 September 2026 the Chief Minister launched ₹1,848 crore of works in Gandhinagar, ₹798 crore of them under GMC, which the mayor said spread development across the old sectors and the newly added villages.
