The Durgapur Municipal Corporation, inside the planning area of the Asansol Durgapur Development Authority (ADDA), through West Bengal's single-window Online Building Plan Approval System (OBPAS), which covers every municipal body in the state except Kolkata and Howrah. Land-use clearance in the area comes from the Asansol Durgapur Development Authority (ADDA): its land use compatibility certificate (LUCC) is applied for online through the state's eAnumati system, with the updated ROR, the deed with its sketch map, the municipal mutation certificate and a site plan drawn by an architect or empanelled LBS. We prepare the drawings it asks for and guide you through the approval.
Plots are measured in katha (cottah): 1 katha = 720 sq ft = 16 chhatak, and 1 bigha = 20 katha (14,400 sq ft). Durgapur listings seen in October 2026 include 1,440 sq ft (2 katha) plots in A-Zone, Shyampur and Fuljhore, 3,000–4,000 sq ft at Ichapur and 3–4 katha in Bidhannagar. We draw plans for any plot size, including odd shapes.
Seismic Zone III. BIS withdrew its 2025 seismic map in March 2026, so the IS 1893:2016 zones still apply. We design the structure to IS 1893 for this zone: column sizes, steel and foundations are calculated, not guessed.
Durgapur sits where the undulating Asansol–Durgapur belt gives way to flat alluvium running east, with red soils in the coalfield areas to the west. Across Bardhaman district water lay 0.7–20 m below ground in open wells before the 2006 monsoon, arsenic and iron occur in parts, and CGWB names mining and industry as risks to both the quality and quantity of groundwater. We size the foundation after a soil check.
Yes. "barir naksha" is how many people in Durgapur write "house plan" in Bengali. We draw the complete set: floor plans, 3D elevation, and structural, electrical and plumbing drawings.
Yes. We place the kitchen, master bedroom, puja room, toilets and entrance as vastu suggests wherever your Durgapur plot allows, and tell you plainly where it cannot. It is all done online, so you can share the plot details on WhatsApp.
