Building a house in Bhuj: what to know

Map approval
The Bhuj Area Development Authority (BHADA), set up on 9 May 2001 after the earthquake, whose 5,642.67 hectares take in Bhuj city and the villages of Madhapar and Mirzapar. BHADA controls building under its Development Plan and keeps a list of the engineers and architects registered with it; its first revised Development Plan, DP 2025, has been sent to the state government.
Plot sizes
Plots in Bhuj are quoted in square yards, and some in square metres (1 sq yd = 9 sq ft; 1 sq m ≈ 10.76 sq ft). Listings seen in October 2026 showed plots of 200 sq yd on Airport Ring Road (₹40 lakh) and in Haripar (₹51 lakh), 151 sq m and 227 sq yd in Madhapar and 300 sq yd in Shreeji Nagar, and houses on 100 sq yd plots on Mundra Road.
Climate
Warm-humid. Bhuj falls in the warm-humid zone of BEE's climate map, close to its edge with the composite zone, though CGWB records only about 378 mm of rain a year at Bhuj: shade the roof and west walls, let rooms cross-ventilate in the humid months, and store rainwater from the short monsoon.
Earthquake zone
Seismic Zone V. IS 1893 lists Bhuj in Zone V, the highest zone in the code. In the earthquake of 26 January 2001, 2,370 people died in the city and 11,036 houses collapsed outright, deaths BHADA puts down largely to badly designed multi-storey buildings. BIS withdrew its 2025 seismic map in March 2026, so the IS 1893:2016 zones still apply.
Ground and water
CGWB's 2013 brochure on Kachchh district finds the soft, porous Bhuj sandstone to be the district's richest aquifer, with water 30–70 m below ground and shallow, reddish-brown sandy soils on top that collect salt. Bhuj taluka is rated critical, with 94% of its groundwater already drawn.
Where people build
Madhapar, Mirzapar, Airport Ring Road, Mundra Road, Shreeji Nagar.
Good to know
On 26 May 2025, at an event in Bhuj, the Prime Minister opened or began projects worth over ₹53,400 crore across Kutch.

We prepare the drawings it asks for and guide you through the approval.

Which plot sizes are common in Bhuj?

Plots in Bhuj are quoted in square yards, and some in square metres (1 sq yd = 9 sq ft; 1 sq m ≈ 10.76 sq ft). We draw plans for any plot size, including odd shapes.

Which earthquake zone is Bhuj in, and does it change the design?

Seismic Zone V. IS 1893 lists Bhuj in Zone V, the highest zone in the code. In the earthquake of 26 January 2001, 2,370 people died in the city and 11,036 houses collapsed outright, deaths BHADA puts down largely to badly designed multi-storey buildings. BIS withdrew its 2025 seismic map in March 2026, so the IS 1893:2016 zones still apply. We design the structure to IS 1893 for this zone: column sizes, steel and foundations are calculated, not guessed.

What should I know about the ground before building in Bhuj?

CGWB's 2013 brochure on Kachchh district finds the soft, porous Bhuj sandstone to be the district's richest aquifer, with water 30–70 m below ground and shallow, reddish-brown sandy soils on top that collect salt. Bhuj taluka is rated critical, with 94% of its groundwater already drawn. We size the foundation after a soil check.

Yes. "ghar no naksho" is how many people in Bhuj write "house plan" in Gujarati. We draw the complete set: floor plans, 3D elevation, and structural, electrical and plumbing drawings.

Can you make a vastu ghar ka naksha for my plot in Bhuj?

Yes. We place the kitchen, master bedroom, puja room, toilets and entrance as vastu suggests wherever your Bhuj plot allows, and tell you plainly where it cannot. It is all done online, so you can share the plot details on WhatsApp.
