- Map approval
- The Bhagalpur Municipal Corporation (Nagar Nigam), for plots within its limits. Under the Bihar Building Bye-laws 2014, an architect or structural engineer empanelled with the urban local body prepares the plan and supervises the work, and a decision is due within 60 days; the permission is valid for three years.
- Plot sizes
- Plots in Bhagalpur are listed in sq ft and in katha, and sources do not agree on the katha's size here, so we work from the area in sq ft on your deed. Listings seen in October 2026 ran from 588 sq ft in Adampur and 720–980 sq ft in Mirjanhat to 1,440 sq ft on Sabour Road and 2,160–2,520 sq ft in Goradih, Angari and Habibpur.
- Climate
- Warm-humid. Humid heat and about 1,149 mm of monsoon rain a year (CGWB): face the main rooms to the breeze with windows on opposite walls, keep openable windows to at least 16.66% of the floor area (BEE's figure for this zone), and raise the plinth.
