Building a house in Arrah: what to know
- Map approval
- The Arrah Municipal Corporation (Nagar Nigam), for plots within its limits. Under the Bihar Building Bye-laws 2014, an architect or structural engineer empanelled with the urban local body prepares the plan and supervises the work, and a decision is due within 60 days; the permission is valid for three years.
- Plot sizes
- Plots are measured in katha and dhur: in Arrah 1 katha = 20 dhur = 1,361.25 sq ft (the katha differs across Bihar). Listings seen in October 2026 were mostly 1,200–3,000 sq ft, among them one-katha plots of 1,361 sq ft in Anaith and Meerganj, 2,266 sq ft in Shivganj and 3,000 sq ft in Santoshi Nagar.
- Climate
- Composite. Arrah falls in the Composite zone of BEE's climate map and gets about 1,080 mm of rain a year (CGWB): hot, dry summers and a humid monsoon, so insulate and shade the roof, keep west glass small and give every room cross-ventilation.
- Earthquake zone
- Seismic Zone IV. Arrah is not in IS 1893's table of towns. BMTPC's Vulnerability Atlas of India (2019) puts Bhojpur district mostly in Zone III (84.1% of its area) and partly in Zone IV (15.9%); we design to Zone IV, the stricter of the two. BIS withdrew its 2025 seismic map in March 2026, so the IS 1893:2016 zones still apply.
- Ground and water
- CGWB describes Bhojpur district as younger and older Ganga alluvium with sandy loam, loam and clayey loam soils; before the 2011 monsoon the water table lay 5.35–8.2 m below ground, and shallow aquifers in the blocks along the Ganga, Ara among them, carry arsenic, so test any borewell water.
