Building a house in Anand: what to know

Map approval
The Karamsad-Anand Municipal Corporation, formed on 1 January 2025 from the Anand, Vallabh Vidyanagar and Karamsad municipalities and four villages, or the Anand–Vallabh Vidyanagar–Karamsad Urban Development Authority around it. The urban development authority clears plotted layouts around the city, such as one on the Vadtal–Bakrol Road approved on 13 April 2026.
Plot sizes
Plots are listed in sq ft, and larger pieces in guntha (1 guntha ≈ 1,089 sq ft). Listings seen in October 2026 showed plots of 857 sq ft (₹15 lakh) and 4,400 sq ft (₹1.60 crore) in Vallabh Vidyanagar, 1,000 sq ft in Gamdi, 1,100 sq ft on the Bakrol–Vadtal Road and 6,000 sq ft on Amul Dairy Road.
Climate
Hot-dry. Anand falls in the hot-dry zone of BEE's climate map, between Ahmedabad and Vadodara, both hot-dry in BEE's table: an insulated, reflective roof, insulated walls and small, shaded west windows keep the summer heat out.
Earthquake zone
Seismic Zone III. Anand is not in IS 1893's table of towns. BMTPC's Vulnerability Atlas of India (2019) puts the whole of Anand district in Zone III. BIS withdrew its 2025 seismic map in March 2026, so the IS 1893:2016 zones still apply.
Ground and water
CGWB's 2013 brochure finds Anand district on deep alluvium with medium and shallow black soils, the city in the Charotar plain between the Shedhi and Mahi rivers. Before the 2012 monsoon the water table lay 3.15–26.56 m below ground; fluoride affects 96 habitations, and BMTPC marks a third of the district as flood-prone.
Where people build
Vallabh Vidyanagar, Karamsad, Lambhvel Road, Bakrol–Vadtal Road, Jitodia, Amul Dairy Road.
Good to know
In July 2025 the state cabinet renamed the Anand Municipal Corporation the Karamsad-Anand Municipal Corporation, after Karamsad, Sardar Patel's ancestral village.

Which earthquake zone is Anand in, and does it change the design?

Seismic Zone III. Anand is not in IS 1893's table of towns. BMTPC's Vulnerability Atlas of India (2019) puts the whole of Anand district in Zone III. BIS withdrew its 2025 seismic map in March 2026, so the IS 1893:2016 zones still apply. We design the structure to IS 1893 for this zone: column sizes, steel and foundations are calculated, not guessed.

What should I know about the ground before building in Anand?

CGWB's 2013 brochure finds Anand district on deep alluvium with medium and shallow black soils, the city in the Charotar plain between the Shedhi and Mahi rivers. Before the 2012 monsoon the water table lay 3.15–26.56 m below ground; fluoride affects 96 habitations, and BMTPC marks a third of the district as flood-prone. We size the foundation after a soil check.
