The Amethi Regulated Area around Amethi town, whose controlling authority is the District Magistrate, Amethi; in Gauriganj, the district headquarters, the Nagar Palika Parishad or the district office that handles building plans, which we confirm before you apply. Declared on 11 August 1983 over the Amethi Nagar Panchayat and 23 nearby villages, the Amethi Regulated Area still follows its Master Plan 2001 while a revision is under way, and its prescribed authority is the SDM, Amethi; the Jagdishpur Regulated Area, declared in 1996 over 31 villages, is a separate one. We prepare the drawings it asks for and guide you through the approval.

Plots are bought and sold in sq ft and biswa. Listings seen in October 2026 were mostly 1,000–2,000 sq ft in Gauriganj, with a 1,750 sq ft plot on Dhammaur Road at Marfapur and a 1,350 sq ft plot in Amethi town. We draw plans for any plot size, including odd shapes.

Seismic Zone III. Amethi is not in IS 1893's table of towns. The UP SDMA lists Amethi district as partly in Zone III and partly in Zone II; BMTPC's Vulnerability Atlas of India (2019) has no separate table for Amethi, but puts Sultanpur district, which then included Amethi and Gauriganj, wholly in Zone III; we design to Zone III, the stricter of the two. BIS withdrew its 2025 seismic map in March 2026, so the IS 1893:2016 zones still apply. We design the structure to IS 1893 for this zone: column sizes, steel and foundations are calculated, not guessed.

CGWB's brochure for Sultanpur district, written when Amethi and Gauriganj still belonged to it, found the water table falling at 38 of 43 monitoring stations over 1998–2007, fastest at Amethi (about 0.49 m a year), with waterlogging around canal command areas, so check your plot's drainage and how deep the borewell must go before you build. We size the foundation after a soil check.
