Building a house in Ahilyanagar: what to know

Map approval
The Ahilyanagar Municipal Corporation (AMC) inside city limits, under UDCPR, or the Cantonment Board inside the Ahilyanagar Cantonment — the Maharashtra Urban Development Department's online Building Plan Management System (BPMS). AMC's Town Planning Department grants building permission, plinth checks and occupancy certificates under UDCPR. Under UDCPR, the owner and a registered architect, town planner or licensed engineer sign every drawing. Inside the cantonment, the Ministry of Defence published draft Ahilyanagar Cantonment Building Bye-laws on 7 September 2026.
Plot sizes
Maharashtra's building rules, UDCPR, measure plots in square metres (1 sq m ≈ 10.76 sq ft). Plot listings seen in October 2026 ran from about 1,090 sq ft in Kedgaon and Bhushan Nagar to 1,480–1,700 sq ft in Savedi (₹1.01–1.36 crore) and 2,000–2,100 sq ft on Savedi's Gulmohar Road, up to 3,000 sq ft in Nirmal Nagar.
Climate
Hot-dry. Ahilyanagar falls in the hot-dry zone of BEE's climate map, as Aurangabad does in BEE's table: insulate the roof, keep west windows small and shaded, and plan a courtyard or cross-ventilation that lets the house cool at night.
Earthquake zone
Seismic Zone III. Ahilyanagar is not in IS 1893's table of towns. BMTPC's Vulnerability Atlas of India (2019) puts the district, then named Ahmadnagar, partly in Zone II and partly in Zone III (97.2% of its area); we design to Zone III, the stricter of the two. BIS withdrew its 2025 seismic map in March 2026, so the IS 1893:2016 zones still apply.
Ground and water
CGWB's 2014 report on Ahmadnagar district finds Deccan Trap basalt with alluvium along the Godavari and Bhima, in the rain shadow of the Western Ghats with about 500 mm of rain a year. Before the 2011 monsoon the water table lay 2.15–19.1 m below ground, and high nitrate and hardness make well water unfit to drink in many places.
Where people build
Savedi, Kedgaon, Nagapur, Bolhegaon, Bhushan Nagar, Pipeline Road.
Good to know
On 30 July 2026 AMC moved to publish the draft of its revised Development Plan under section 26 of the MRTP Act, with land-use maps for Savedi, Kedgaon, Nagapur and Bolhegaon; check your plot's zone and any reservation before the design starts.

Which plot sizes are common in Ahilyanagar?

Maharashtra's building rules, UDCPR, measure plots in square metres (1 sq m ≈ 10.76 sq ft). Plot listings seen in October 2026 ran from about 1,090 sq ft in Kedgaon and Bhushan Nagar to 1,480–1,700 sq ft in Savedi (₹1.01–1.36 crore) and 2,000–2,100 sq ft on Savedi's Gulmohar Road, up to 3,000 sq ft in Nirmal Nagar. We draw plans for any plot size, including odd shapes.

Which earthquake zone is Ahilyanagar in, and does it change the design?

Seismic Zone III. Ahilyanagar is not in IS 1893's table of towns. BMTPC's Vulnerability Atlas of India (2019) puts the district, then named Ahmadnagar, partly in Zone II and partly in Zone III (97.2% of its area); we design to Zone III, the stricter of the two. BIS withdrew its 2025 seismic map in March 2026, so the IS 1893:2016 zones still apply. We design the structure to IS 1893 for this zone: column sizes, steel and foundations are calculated, not guessed.

What should I know about the ground before building in Ahilyanagar?

CGWB's 2014 report on Ahmadnagar district finds Deccan Trap basalt with alluvium along the Godavari and Bhima, in the rain shadow of the Western Ghats with about 500 mm of rain a year. Before the 2011 monsoon the water table lay 2.15–19.1 m below ground, and high nitrate and hardness make well water unfit to drink in many places. We size the foundation after a soil check.

Can you make a vastu ghar ka naksha for my plot in Ahilyanagar?

Yes. We place the kitchen, master bedroom, puja room, toilets and entrance as vastu suggests wherever your Ahilyanagar plot allows, and tell you plainly where it cannot. It is all done online, so you can share the plot details on WhatsApp.
