Building a house in Yamuna Expressway: what to know

Map approval
the Yamuna Expressway Industrial Development Authority (YEIDA) — its online Building Plan Management System (BPMS). Since 1 August 2024 every application for sanction and completion of a YEIDA property is processed only online: the architect registers on BPMS with a Council of Architecture number and draws to YEIDA's drawing manuals, and the fees are paid there with the allottee's property login.
Plot sizes
The authority works in square metres, while plots are bought and sold in sq ft and gaj (square yards). YEIDA's 2026 residential plot scheme, open for applications from 6 April to 6 May 2026, offered 973 plots in Sectors 15C, 18 and 24, nearly all of 162 or 200 sq m (about 1,744 or 2,153 sq ft).
Climate
Composite. The Yamuna Expressway area falls in the Composite zone of BEE's climate map: hot, dry summers and a humid monsoon in one year, so insulate and shade the roof, keep west and south glass small, and still give every room cross-ventilation.
Earthquake zone
Seismic Zone IV. The UP State Disaster Management Authority lists Gautam Buddh Nagar district in Zone IV, and the district's disaster management plan places the whole district, the Yamuna Expressway townships included, in Zone IV. BIS withdrew its 2025 seismic map in March 2026, so the IS 1893:2016 zones still apply.
Ground and water
The district disaster management plan finds sandy soil and a high water table in the Yamuna belt, which raises the risk of liquefaction in an earthquake, and CGWB maps the Yamuna flood plain along the district's western edge, with clay, kankar and patches of reh salt inland, so the plinth, damp-proofing and foundation need care.
Where people build
Sectors 16 and 17, Sectors 18 and 20, Sector 22D, Sector 15C.
Good to know
The UP government approved YEIDA's Master Plan 2041 on 22 October 2024, widening the planned area from 583 to 769 sq km for an expected 37 lakh people by 2041.

Who approves house plans in Yamuna Expressway?

the Yamuna Expressway Industrial Development Authority (YEIDA), through its online Building Plan Management System (BPMS). Since 1 August 2024 every application for sanction and completion of a YEIDA property is processed only online: the architect registers on BPMS with a Council of Architecture number and draws to YEIDA's drawing manuals, and the fees are paid there with the allottee's property login. We prepare the drawings it asks for and guide you through the approval.

Which plot sizes are common in Yamuna Expressway?

The authority works in square metres, while plots are bought and sold in sq ft and gaj (square yards). We draw plans for any plot size, including odd shapes.

Which earthquake zone is Yamuna Expressway in, and does it change the design?

Seismic Zone IV. The UP State Disaster Management Authority lists Gautam Buddh Nagar district in Zone IV, and the district's disaster management plan places the whole district, the Yamuna Expressway townships included, in Zone IV. BIS withdrew its 2025 seismic map in March 2026, so the IS 1893:2016 zones still apply. We design the structure to IS 1893 for this zone: column sizes, steel and foundations are calculated, not guessed.

What should I know about the ground before building in Yamuna Expressway?

The district disaster management plan finds sandy soil and a high water table in the Yamuna belt, which raises the risk of liquefaction in an earthquake, and CGWB maps the Yamuna flood plain along the district's western edge, with clay, kankar and patches of reh salt inland, so the plinth, damp-proofing and foundation need care. We size the foundation after a soil check.

Yes. "ghar ka naksha" is how many people in Yamuna Expressway write "house plan" in Hindi. We draw the complete set: floor plans, 3D elevation, and structural, electrical and plumbing drawings.
