Building a house in Ujjain: what to know

Map approval
the Ujjain Municipal Corporation (UMC, Nagar Nigam Ujjain), for plots within city limits — Madhya Pradesh's online ABPAS 3.0 portal (Automated Building Plan Approval System). Since October 2022, residential plots of up to 105 sq m (about 1,130 sq ft) get a deemed permission online at once: the owner uploads the plan and pays the fee. The portal gives no stamped copy, so if a bank needs one, the owner asks the municipal body.
Plot sizes
Plots are bought and sold in sq ft, while the online deemed permission is set in square metres: 105 sq m is about 1,130 sq ft. Ujjain listings are mostly plots of 800–1,000 sq ft on Dewas Road, Agar Road and Sanwer Road and in Nagziri, within that limit, while some in Shipra Vihar are 1,530–2,138 sq ft.
Climate
Composite. Ujjain falls in the Composite zone of BEE's climate map, close to the edge of the Hot-dry zone, and about 92% of its 915 mm yearly rain comes in the monsoon: BEE's code sets a roof U-value of 1.2 W/m²·K or less, so insulate the roof, shade the west walls and let rooms cross-ventilate.
Earthquake zone
Seismic Zone II. Per BMTPC's Vulnerability Atlas (2019), all of Ujjain district is in Zone II; Ujjain is not in IS 1893's table of towns. BIS withdrew its 2025 seismic map in March 2026, so the IS 1893:2016 zones still apply.
Ground and water
Deccan Trap basalt underlies all of Ujjain district, and black cotton soil, up to 60–90 cm thick over kankar, is found across it (CGWB). Groundwater is over-exploited in Ujjain block, where use stands at 130% of what is available, and on 6 July 2026 the rising Shipra put 7–8 ft of water on the Ram Ghat–Datt Akhada bridge.
Where people build
Dewas Road, Nagziri, Shipra Vihar, Nanakheda, Sanwer Road, Agar Road.
Good to know
On 21 July 2026 the Ujjain Municipal Corporation council approved compensation for owners who give up buildings to road widening for Simhastha 2028, on routes including Sanwer Road (Muni Nagar to Sarthak Nagar) and Hamukhedi to Dewas Road, and loans to buy and resell transferable development rights (TDR).
