Building a house in Shahdol: what to know

Map approval
The Shahdol Municipal Council (Nagar Palika Shahdol), for plots within town limits — Madhya Pradesh's online ABPAS 3.0 portal (Automated Building Plan Approval System). Since October 2022, residential plots of up to 105 sq m (about 1,130 sq ft) get a deemed permission online at once: the owner uploads the plan and pays the fee. The portal gives no stamped copy, so if a bank needs one, the owner asks the municipal body.
Plot sizes
Plots are bought and sold in sq ft, while the online deemed permission is set in square metres: 105 sq m is about 1,130 sq ft. Shahdol listings seen in October 2026 include plots of 1,500 sq ft in Kamla Nagar, 2,500 sq ft in Balpurwa and 2,600–3,360 sq ft in Sohagpur.
Climate
Composite. Shahdol falls in the Composite zone of BEE's climate map. May days average 41.4 °C, January nights 8.4 °C, and the district gets 1,131 mm of rain a year (CGWB): insulate and shade the roof and let rooms cross-ventilate.
Earthquake zone
Seismic Zone III. Shahdol is not in IS 1893's table of towns. BMTPC's Vulnerability Atlas of India (2019) puts Shahdol district mostly in Zone III (87.7%) and partly in Zone II (12.3%), and the district's disaster management plan puts Sohagpur block, which takes in Shahdol town, in Zone III; we design to Zone III. BIS withdrew its 2025 seismic map in March 2026, so the IS 1893:2016 zones still apply.
Ground and water
Shahdol district stands on Gondwana sandstone and shale, with clayey loam and sandy loam soils (CGWB, 2013). Only 6% of its groundwater is in use, and in May 2012 water levels lay 3–13.6 m below ground.
Where people build
Kamla Nagar, Pandav Nagar, Sohagpur, Balpurwa.
Good to know
On 29 October 2025 Shahdol's municipality cleared encroachments from the footpaths between the Jail Building and Jaistambh Chowk, removing temporary shops, seizing carts and demolishing permanent structures (Patrika, 30 October 2025).
