Building a house in Ratlam: what to know

Map approval
the Ratlam Municipal Corporation (RMC, Nagar Nigam Ratlam), for plots within city limits — Madhya Pradesh's online ABPAS 3.0 portal (Automated Building Plan Approval System). Since October 2022, residential plots of up to 105 sq m (about 1,130 sq ft) get a deemed permission online at once: the owner uploads the plan and pays the fee. The portal gives no stamped copy, so if a bank needs one, the owner asks the municipal body.
Plot sizes
Plots are bought and sold in sq ft, while the online deemed permission is set in square metres: 105 sq m is about 1,130 sq ft. Ratlam listings are mostly plots of 600–1,000 sq ft in Pratap Nagar, Deendayal Nagar and on Mhow Road, within that limit, while plots on Barbad Road are 1,250–1,371 sq ft.
Climate
Composite. Ratlam falls in the Composite zone of BEE's climate map, close to the edge of the Hot-dry zone. It gets about 993 mm of rain a year, 92.8% of it in the monsoon, and in May 2026 it was the state's hottest place at 45.5 °C, so insulate the roof (BEE's code caps its U-value at 1.2 W/m²·K), keep west glass small and shaded and let rooms cross-ventilate.
Earthquake zone
Seismic Zone II. Per BMTPC's Vulnerability Atlas of India (2019), Ratlam district is in Zone II; Ratlam is not in IS 1893's table of towns. BIS withdrew its 2025 seismic map in March 2026, so the IS 1893:2016 zones still apply.
Ground and water
Almost all of Ratlam district stands on Deccan Trap basalt, with black cotton soil over it in Ratlam, Jaora, Alot and Piploda blocks (CGWB, 2013). Groundwater use was 126% of recharge, with four blocks over-exploited, and nitrate and chloride pollution is reported in Ratlam city's industrial areas.
Where people build
Pratap Nagar, Deendayal Nagar, Alkapuri, Jawahar Nagar, Barbad Road, Mhow Road.
Good to know
By September 2025 the municipal corporation had published maps of 58 of the city's 64 unauthorised colonies and started the building-permission process there, and the state approved ₹13.48 crore for works in them. In September 2026 the MP Housing Board gave plot holders in its colonies, such as Alkapuri and Jawahar Nagar, seven days to stop commercial use of houses or risk losing the lease.
