Building a house in Mysuru: what to know

Map approval
the Mysuru City Corporation (MCC) or the Mysuru Development Authority (MDA, which replaced MUDA in May 2025), depending on where the site lies. Under a September 2025 order, also notified for Karnataka's other municipal corporations, a house on a site of up to 1,200 sq ft (30×40) with ground + 2 floors, or stilt + 3, needs no occupancy certificate. The plan must still be approved and followed.

Sites are named by their size in feet, such as 30×40 (1,200 sq ft) or 40×60 (2,400 sq ft). Plot listings in Dattagalli read in October 2026 were mostly 40×60 (2,400 sq ft) sites, with one 1,200 sq ft site listed at ₹1.20 crore.
Climate
Temperate. Mysuru falls in the temperate zone of BEE's climate map: the weather is mild, so shade and fresh air do most of the work, with sun-breakers over the windows and rooms that cross-ventilate.
Earthquake zone
Seismic Zone II. BIS withdrew its 2025 seismic map in March 2026, so the IS 1893:2016 zones still apply.

Mysuru stands on granite and gneiss, with a large body of granite, the Chamundi granites, near the city; most of the district's soil is red sandy loam. Across the district, CGWB finds shallow groundwater 8–14 m down in weathered rock and deeper water 25–200 m down in fractured rock.

Good to know
The Mysuru Development Authority Act, which dissolved MUDA and set up the MDA, received the Governor's assent on 13 May 2025. In November 2025 the state cabinet approved upgrading the MCC to the Bruhat Mysuru Mahanagara Palike, growing the city from 86.31 to 341.45 sq km with Hootagalli and areas such as Bogadi, Srirampura and Kadakola.
