Building a house in Ludhiana: what to know

Map approval
the Municipal Corporation Ludhiana (MC Ludhiana), under the Punjab Municipal Building Bye-laws 2018, for plots within city limits — the Punjab Local Government Department's new mSeva portal (eNaksha has taken no new applications since 1 September 2026). Applications filed on eNaksha before 1 September 2026 are still processed there, and the old portal closes to municipal staff and professionals after 15 November 2026.
Plot sizes
Plots in Ludhiana are mostly quoted in square yards (1 sq yd = 9 sq ft), and some in marla. Listings show plots of 200–400 sq yd on Pakhowal Road and Barewal Road and in BRS Nagar, plots of 132–138 sq yd in Sahnewal, and a few of 5 and 14 marla.
Climate
Composite. Very hot summers and cold winters, with about 78% of the 680 mm yearly rain in the monsoon: an insulated roof (BEE's code sets a U-value of 1.2 W/m²·K or less), shaded west walls and rooms that cross-ventilate.
Earthquake zone
Seismic Zone IV. BIS withdrew its 2025 seismic map in March 2026, so the IS 1893:2016 zones still apply.
Ground and water
Ludhiana stands on Indo-Gangetic alluvium with sandy loam to clayey soil; CGWB's 2013 profile rates every block of the district over-exploited for groundwater, and the water around the city is polluted by industrial effluent. On 1 September 2025 heavy rain left 2–3 ft of water in low-lying areas such as Basti Jodhewal, Tajpur Road and Janakpuri, with the Buddha Nullah close to overflowing, so low plots need a raised plinth.
Where people build
Pakhowal Road, Barewal Road, BRS Nagar, South City, Sahnewal.
Good to know
Punjab withdrew its Unified Building Rules 2025 in April 2026 after the High Court stayed key provisions, so house plans follow the 2018 municipal bye-laws again. On 22 October 2026 engineers in Jalandhar reported that plans on the new mSeva portal were stuck because building-branch officers had no log-ins yet, so allow extra time for approval.

Which plot sizes are common in Ludhiana?

Listings show plots of 200–400 sq yd on Pakhowal Road and Barewal Road and in BRS Nagar, plots of 132–138 sq yd in Sahnewal, and a few of 5 and 14 marla. We draw plans for any plot size, including odd shapes.

Which earthquake zone is Ludhiana in, and does it change the design?

Seismic Zone IV. BIS withdrew its 2025 seismic map in March 2026, so the IS 1893:2016 zones still apply. We design the structure to IS 1893 for this zone: column sizes, steel and foundations are calculated, not guessed.

What should I know about the ground before building in Ludhiana?

Ludhiana stands on Indo-Gangetic alluvium with sandy loam to clayey soil; CGWB's 2013 profile rates every block of the district over-exploited for groundwater, and the water around the city is polluted by industrial effluent. On 1 September 2025 heavy rain left 2–3 ft of water in low-lying areas such as Basti Jodhewal, Tajpur Road and Janakpuri, with the Buddha Nullah close to overflowing, so low plots need a raised plinth. We size the foundation after a soil check.
