Building a house in Kochi: what to know

Map approval
the Secretary of Kochi Corporation, or of the municipality the plot lies in, under the Kerala Municipality Building Rules 2019 (KMBR) — K-SMART, the state's online portal for corporations and municipalities since 1 January 2024. A licensed engineer or architect files the drawings, site plan and title deed online; when these are verified electronically there is no site visit before the permit, and the work is checked at plinth level. A house under 300 sq m built-up and up to two storeys (basement not counted) can take a self-certified permit once the owner declares that the plot meets the coastal (CRZ) rules and Kerala's 2008 paddy-land and wetland law.
Plot sizes
Plots are measured in cents: 1 cent = 435.6 sq ft, so a 5-cent plot is about 2,178 sq ft. Independent houses listed in Kochi in October 2026 stood on plots of 5 cents in Aluva, 8 in Puthencruz, 9 in Thevara and 15 in Nettoor.
Climate
Warm-humid. Humid heat and two monsoons a year: rooms open on both the windward and leeward sides, openable windows make up at least 16.66% of the floor area (BEE's guide for this zone), and wide eaves shelter roofs that drain fast.
Earthquake zone
Seismic Zone III. BIS withdrew its 2025 seismic map in March 2026, so the IS 1893:2016 zones still apply.
Ground and water
The district disaster plan marks reclaimed paddy land on the backwater banks, at Chellanam, Palluruthy, Fort Kochi, Mattancherry, Puthuvype and Eloor, as flood-prone and calls water-logging a serious issue. Near Ernakulam Junction the Metro's piles went 50–60 m deep through soft clay, so low plots need a raised plinth and good drainage, and soft ground may need piles.
Where people build
Kakkanad, Edappally, Vyttila, Thrippunithura, Aluva, Kalamassery.
Good to know
Since Kerala's rule amendment of 29 October 2025, the self-certified house permit has no height condition, only the 300 sq m and two-storey limits. Plots on Kochi's coast or backwaters inside a notified CRZ still need the Kerala Coastal Zone Management Authority's concurrence.

Building in Kochi: FAQ

Indicative rates, as of October 2026: ₹1,943 per sq ft (Build Basic), ₹2,267 per sq ft (Build Standard), ₹2,807 per sq ft (Build Premium), design included. The final price is confirmed after a free site visit.

Who approves house plans in Kochi?

the Secretary of Kochi Corporation, or of the municipality the plot lies in, under the Kerala Municipality Building Rules 2019 (KMBR), through K-SMART, the state's online portal for corporations and municipalities since 1 January 2024. We prepare the drawings it asks for and guide you through the approval.

Which plot sizes are common in Kochi?

Plots are measured in cents: 1 cent = 435.6 sq ft, so a 5-cent plot is about 2,178 sq ft. Independent houses listed in Kochi in October 2026 stood on plots of 5 cents in Aluva, 8 in Puthencruz, 9 in Thevara and 15 in Nettoor. We draw plans for any plot size, including odd shapes.

Which earthquake zone is Kochi in, and does it change the design?

Seismic Zone III. BIS withdrew its 2025 seismic map in March 2026, so the IS 1893:2016 zones still apply. We design the structure to IS 1893 for this zone: column sizes, steel and foundations are calculated, not guessed.

What should I know about the ground before building in Kochi?

The district disaster plan marks reclaimed paddy land on the backwater banks, at Chellanam, Palluruthy, Fort Kochi, Mattancherry, Puthuvype and Eloor, as flood-prone and calls water-logging a serious issue. Near Ernakulam Junction the Metro's piles went 50–60 m deep through soft clay, so low plots need a raised plinth and good drainage, and soft ground may need piles. We size the foundation after a soil check.

Do you make "veedu plan" (house plans) for Kochi?

Yes. "veedu plan" is how many people in Kochi write "house plan" in Malayalam. We draw the complete set: floor plans, 3D elevation, and structural, electrical and plumbing drawings.
