Building a house in Khargone: what to know

Map approval
The Khargone Municipal Council (Nagar Palika Khargone), for plots within town limits — Madhya Pradesh's online ABPAS 3.0 portal (Automated Building Plan Approval System). Since October 2022, residential plots of up to 105 sq m (about 1,130 sq ft) get a deemed permission online at once: the owner uploads the plan and pays the fee. The portal gives no stamped copy, so if a bank needs one, the owner asks the municipal body.
Plot sizes
Plots are bought and sold in sq ft, while the online deemed permission is set in square metres: 105 sq m is about 1,130 sq ft. Khargone listings seen in October 2026 are mostly plots of 800–1,000 sq ft in Jaitapur, Avni Gram and on Bistan Road, within that limit, with a few of 2,255–2,400 sq ft in Avni Gram and on Bistan Road.
Climate
Composite. Khargone falls in the Composite zone of BEE's climate map, close to the edge of the hot-dry zone. CGWB gives a normal May maximum of 41.8 °C and 835 mm of rain a year, about 93% of it in the monsoon: insulate and shade the roof, keep west windows small and let rooms cross-ventilate.
Earthquake zone
Seismic Zone III. Per BMTPC's Vulnerability Atlas of India (2019), all of Khargone (West Nimar) district is in Zone III; Khargone is not in IS 1893's table of towns. BIS withdrew its 2025 seismic map in March 2026, so the IS 1893:2016 zones still apply.
Ground and water
Khargone district lies on Deccan Trap basalt with medium black cotton soils, and alluvium in the river flood plains (CGWB, 2013). Khargone block is semi-critical for groundwater, with 90% of it already in use, and in May 2012 the water table across the district lay 4.2–12.7 m below ground.
Where people build
Jaitapur, Bistan Road, Sanawad Road, Khandwa Road, Kasrawad Road.
Good to know
On 9 March 2026 Khargone's collector declared the whole district except the Narmada water-scarce: until 15 July 2026 no new borewell could be drilled without permission from the SDM (revenue) (Free Press Journal, 11 March 2026).
