Building a house in Jind: what to know

Map approval
the Municipal Council Jind, or HSVP if the plot is in an HSVP sector — Haryana's Online Building Plan Approval System (OBPAS): HSVP's portal for its sectors, or the Urban Local Bodies' unified portal that has run since 8 May 2026. Under the Haryana Building Code 2017, house plots up to 16.5 m high are low-risk: the owner applies for self-certification with a site plan, DWG drawings, structural drawings and a safety certificate, and may start building on submission.
Plot sizes
Plot listings in Jind give sizes in square yards (gaj), now and then in square feet. Listings seen in October 2026 offer plots of 100–175 sq yd (900–1,575 sq ft) on Bhiwani Road and Rohtak Road, and of 228–262 sq yd (about 2,050–2,360 sq ft) in Sectors 8 and 9.
Climate
Composite. Jind falls in the Composite zone of BEE's climate map. Hot, dry summers, a humid monsoon and cold winters: shade and insulate the roof (BEE's limit is a U-value of 1.2 W/m²K), keep west glass small, and give rooms openable windows of at least 12.5% of the floor area.
Earthquake zone
Seismic Zone III. Jind is not in IS 1893's table of towns. BMTPC's Vulnerability Atlas of India (2019) puts the whole of Jind district in Zone III. BIS withdrew its 2025 seismic map in March 2026, so the IS 1893:2016 zones still apply.
Ground and water
CGWB describes Jind district as a flat alluvial plain with scattered sand dunes; its sandy-loam to loam soils are calcareous and normally have a kankar (lime-nodule) layer 0.75–1.25 m down. Before the monsoon the water table lies about 2.5–27 m below ground, and the deeper groundwater is largely saline. BMTPC's Vulnerability Atlas marks 33.6% of the district as flood-prone.
Where people build
Urban Estate Sector 9, Urban Estate Sector 11, Rohtak Road, Bhiwani Road, New Bhagat Singh Colony, Shiv Colony.
Good to know
Since an amendment of 8 December 2025, Haryana's self-certification route is open only to low-risk buildings, which include house plots up to 16.5 m high. On 21 July 2026 Haryana stopped new approvals for stilt-plus-four-floor houses, citing rules for online approval and self-certification that were still being finalised.

Who approves house plans in Jind?

the Municipal Council Jind, or HSVP if the plot is in an HSVP sector, through Haryana's Online Building Plan Approval System (OBPAS): HSVP's portal for its sectors, or the Urban Local Bodies' unified portal that has run since 8 May 2026. Under the Haryana Building Code 2017, house plots up to 16.5 m high are low-risk: the owner applies for self-certification with a site plan, DWG drawings, structural drawings and a safety certificate, and may start building on submission. We prepare the drawings it asks for and guide you through the approval.

Which plot sizes are common in Jind?

Listings seen in October 2026 offer plots of 100–175 sq yd (900–1,575 sq ft) on Bhiwani Road and Rohtak Road, and of 228–262 sq yd (about 2,050–2,360 sq ft) in Sectors 8 and 9. We draw plans for any plot size, including odd shapes.

Which earthquake zone is Jind in, and does it change the design?

Seismic Zone III. Jind is not in IS 1893's table of towns. BMTPC's Vulnerability Atlas of India (2019) puts the whole of Jind district in Zone III. BIS withdrew its 2025 seismic map in March 2026, so the IS 1893:2016 zones still apply. We design the structure to IS 1893 for this zone: column sizes, steel and foundations are calculated, not guessed.

We size the foundation after a soil check.
