Building a house in Indore: what to know

Map approval
the Indore Municipal Corporation (IMC), for plots within city limits — Madhya Pradesh's online ABPAS 3.0 portal (Automated Building Plan Approval System). Since October 2022, residential plots of up to 105 sq m (about 1,130 sq ft) get a deemed permission online at once: the owner uploads the plan and pays the fee. The portal gives no stamped copy, so if a bank needs one, the owner asks the municipal body.
Plot sizes
Plots are bought and sold in sq ft, while the online deemed permission is set in square metres: 105 sq m is about 1,130 sq ft. Listings in IDA's Scheme No. 140 are mostly 1,500 sq ft (30×50 ft) plots, and 1,000 sq ft plots are listed in Tejaji Nagar and Puwarda Junarda.
Climate
Composite. Hot, dry summers and a wet monsoon: an insulated or reflective roof (BEE's code sets a roof U-value of 1.2 W/m²·K or less), shaded windows and rooms that cross-ventilate.
Earthquake zone
Seismic Zone II. Indore is not in IS 1893's table of towns. BMTPC's Vulnerability Atlas of India (2019) puts 84.5% of Indore district, including the city, in Zone II and the district's southern tip, toward the Narmada, in Zone III; the district disaster plan describes the district as Zone III. BIS withdrew its 2025 seismic map in March 2026, so the IS 1893:2016 zones still apply.
Ground and water
Indore stands on Deccan Trap basalt, and groundwater sits in its weathered and vesicular layers, with medium black soil over much of the district (CGWB). Black soil swells when wet and shrinks as it dries, so footings go down to firm strata.
Where people build
Vijay Nagar, Nipania, Bicholi Mardana, Rau, Super Corridor.
Good to know
In August 2026 the state put Indore's new master plan on hold because the city has been declared a metropolitan area; a development plan to 2047 for the Indore–Ujjain Metropolitan Region covers six districts and 2,781 villages.

Who approves house plans in Indore?

the Indore Municipal Corporation (IMC), for plots within city limits, through Madhya Pradesh's online ABPAS 3.0 portal (Automated Building Plan Approval System). Since October 2022, residential plots of up to 105 sq m (about 1,130 sq ft) get a deemed permission online at once: the owner uploads the plan and pays the fee. The portal gives no stamped copy, so if a bank needs one, the owner asks the municipal body. We prepare the drawings it asks for and guide you through the approval.

Which plot sizes are common in Indore?

Plots are bought and sold in sq ft, while the online deemed permission is set in square metres: 105 sq m is about 1,130 sq ft. Listings in IDA's Scheme No. 140 are mostly 1,500 sq ft (30×50 ft) plots, and 1,000 sq ft plots are listed in Tejaji Nagar and Puwarda Junarda. We draw plans for any plot size, including odd shapes.

Which earthquake zone is Indore in, and does it change the design?

Seismic Zone II. Indore is not in IS 1893's table of towns. BMTPC's Vulnerability Atlas of India (2019) puts 84.5% of Indore district, including the city, in Zone II and the district's southern tip, toward the Narmada, in Zone III; the district disaster plan describes the district as Zone III. BIS withdrew its 2025 seismic map in March 2026, so the IS 1893:2016 zones still apply. We design the structure to IS 1893 for this zone: column sizes, steel and foundations are calculated, not guessed.

What should I know about the ground before building in Indore?

Indore stands on Deccan Trap basalt, and groundwater sits in its weathered and vesicular layers, with medium black soil over much of the district (CGWB). Black soil swells when wet and shrinks as it dries, so footings go down to firm strata. We size the foundation after a soil check.

Do you make "ghar ka naksha" (house plans) for Indore?

Yes. "ghar ka naksha" is how many people in Indore write "house plan" in Hindi. We draw the complete set: floor plans, 3D elevation, and structural, electrical and plumbing drawings.
