Building a house in Guwahati: what to know

Map approval
the Guwahati Metropolitan Development Authority (GMDA), which issues the planning permit, and, inside city limits, the Guwahati Municipal Corporation (GMC), which issues the building permit — separate online building permission portals for plots inside GMC limits and for the rest of the metropolitan area. GMDA first checks the land papers and zoning against the master plan, then GMC checks the drawings. GMC takes applications only online.
Plot sizes
Plots are measured in bigha, katha and lecha: 1 bigha = 5 katha, 1 katha = 20 lecha = 2,880 sq ft, and 1 lecha = 144 sq ft. A house up to G+2 on a plot of up to 2.5 katha (670 sq m) can get an instant online permit through Sewa Setu under the Mukhya Mantrir Sohoj Griha Nirman Achoni scheme.
Climate
Warm-humid. Heavy monsoon rain and humid heat: cross-ventilation, deep overhangs, a roof that sheds water quickly, and a plinth raised above the street and its drains.
Earthquake zone
Seismic Zone V. Zone V is the highest zone in IS 1893:2016. BIS withdrew its 2025 seismic map in March 2026, so the IS 1893:2016 zones still apply.
Ground and water
Flash floods in Guwahati come from construction on the hills, lost wetlands such as Deepor Beel and blocked natural drains, so a plot's drainage and plinth height are checked first, and hill plots need care with cutting and run-off.
Where people build
Ganeshguri, Dispur, Beltola, Hatigaon, Zoo–Narengi Road, Six Mile.

Who approves house plans in Guwahati?

the Guwahati Metropolitan Development Authority (GMDA), which issues the planning permit, and, inside city limits, the Guwahati Municipal Corporation (GMC), which issues the building permit, through separate online building permission portals for plots inside GMC limits and for the rest of the metropolitan area. GMDA first checks the land papers and zoning against the master plan, then GMC checks the drawings. GMC takes applications only online. We prepare the drawings it asks for and guide you through the approval.

Which plot sizes are common in Guwahati?

Plots are measured in bigha, katha and lecha: 1 bigha = 5 katha, 1 katha = 20 lecha = 2,880 sq ft, and 1 lecha = 144 sq ft. A house up to G+2 on a plot of up to 2.5 katha (670 sq m) can get an instant online permit through Sewa Setu under the Mukhya Mantrir Sohoj Griha Nirman Achoni scheme. We draw plans for any plot size, including odd shapes.

Which earthquake zone is Guwahati in, and does it change the design?

Seismic Zone V. Zone V is the highest zone in IS 1893:2016. BIS withdrew its 2025 seismic map in March 2026, so the IS 1893:2016 zones still apply. We design the structure to IS 1893 for this zone: column sizes, steel and foundations are calculated, not guessed.

What should I know about the ground before building in Guwahati?

Flash floods in Guwahati come from construction on the hills, lost wetlands such as Deepor Beel and blocked natural drains, so a plot's drainage and plinth height are checked first, and hill plots need care with cutting and run-off. We size the foundation after a soil check.

Do you make "ghoror naksa" (house plans) for Guwahati?

Yes. "ghoror naksa" is how many people in Guwahati write "house plan" in Assamese. We draw the complete set: floor plans, 3D elevation, and structural, electrical and plumbing drawings.
