Building a house in Guna: what to know

Map approval
The Guna Municipal Council (Nagar Palika Guna), for plots within town limits — Madhya Pradesh's online ABPAS 3.0 portal (Automated Building Plan Approval System). Since October 2022, residential plots of up to 105 sq m (about 1,130 sq ft) get a deemed permission online at once: the owner uploads the plan and pays the fee. The portal gives no stamped copy, so if a bank needs one, the owner asks the municipal body.
Plot sizes
Plots are bought and sold in sq ft, while the online deemed permission is set in square metres: 105 sq m is about 1,130 sq ft. Few Guna plots were listed online when we looked in October 2026: a 900 sq ft plot in Sita Ram Colony, within that limit, while the rest were in other towns of the district, such as 1,000–1,500 sq ft plots in Raghogarh-Vijaypur.
Climate
Hot-dry. Guna falls at the eastern edge of the hot-dry zone of BEE's climate map, next to the composite zone. CGWB gives a normal May maximum of 41.3 °C, a January minimum of 7.7 °C and 92.2% of the 1,042.5 mm yearly rain in the monsoon: insulate the walls and roof, keep west windows small and shaded, and let rooms cross-ventilate.
Earthquake zone
Seismic Zone II. Guna is not in IS 1893's table of towns; BMTPC's Vulnerability Atlas of India (2019) puts all of Guna district in Zone II. BIS withdrew its 2025 seismic map in March 2026, so the IS 1893:2016 zones still apply.
Ground and water
Guna district has clayey, loamy and fine soils over Deccan Trap basalt and Vindhyan sandstone and shale, with laterite and a narrow belt of alluvium along the rivers (CGWB, 2013). All blocks were rated safe, though Guna block used 69% of its groundwater recharge, and in 2012 the water table was 2.95–17.4 m below ground.
Where people build
Sita Ram Colony, New City Colony, Cantt.
Good to know
On 29 July 2025 about 13 inches of rain fell on Guna, and two days later the Cantt area and New City Colony were still badly flooded and the district hospital was under water (ETV Bharat; Sphere India situation report, 31 July 2025).
