Map approval
the Dewas Municipal Corporation (Nagar Nigam Dewas), for plots within city limits — Madhya Pradesh's online ABPAS 3.0 portal (Automated Building Plan Approval System). Since October 2022, residential plots of up to 105 sq m (about 1,130 sq ft) get a deemed permission online at once: the owner uploads the plan and pays the fee. The portal gives no stamped copy, so if a bank needs one, the owner asks the municipal body.
Plot sizes
Plots are bought and sold in sq ft, while the online deemed permission is set in square metres: 105 sq m is about 1,130 sq ft. Dewas listings are mostly plots of 600–1,000 sq ft on A.B. Road and in Mukherjee Nagar, Itawa, Mendki and Adarsh Nagar, within that limit, with a few larger ones, such as 4,000 sq ft in Ram Nagar.
Climate
Composite. Dewas falls in the Composite zone of BEE's climate map: May can reach 45 °C, January can drop to 2–3 °C and about 90% of the 1,083 mm yearly rain falls from June to September. BEE's code sets a roof U-value of 1.2 W/m²·K or less, so insulate the roof, shade the west walls and let rooms cross-ventilate.
Earthquake zone
Seismic Zone III. Dewas is not in IS 1893's table of towns. BMTPC's Vulnerability Atlas of India (2019) puts Dewas district about half in Zone III (50.8%) and half in Zone II (49.2%); we design to Zone III, the stricter of the two. BIS withdrew its 2025 seismic map in March 2026, so the IS 1893:2016 zones still apply.
Ground and water
About three quarters of Dewas district is black cotton soil over Deccan Trap basalt, and the town sits on the Malwa plateau (CGWB, 2013). Groundwater is over-exploited in Dewas block, with use across the district at 80% of what is available.
