Building a house in Damoh: what to know

Map approval
The Damoh Municipal Council (Nagar Palika Parishad Damoh), for plots within town limits — Madhya Pradesh's online ABPAS 3.0 portal (Automated Building Plan Approval System). Since October 2022, residential plots of up to 105 sq m (about 1,130 sq ft) get a deemed permission online at once: the owner uploads the plan and pays the fee. The portal gives no stamped copy, so if a bank needs one, the owner asks the municipal body.
Plot sizes
Plots are bought and sold in sq ft, while the online deemed permission is set in square metres: 105 sq m is about 1,130 sq ft. Listings seen in October 2026 show small plots in and around Damoh town, 450 sq ft in Hirdepur, 850 sq ft in Choupra Khurd and 1,000 sq ft in Dharampura, all within that limit; most other listings are in Hatta, Patharia and Tendukheda.
Climate
Composite. Damoh falls in the Composite zone of BEE's climate map. CGWB gives a normal May maximum of 42 °C and 90.4% of the roughly 1,170 mm yearly rain in the monsoon: insulate the roof (BEE's code caps its U-value at 1.2 W/m²·K), shade the west walls and let rooms cross-ventilate.
Earthquake zone
Seismic Zone III. Damoh is not in IS 1893's table of towns. Damoh's district disaster management plan says Damoh lies in seismic zone 3, and BMTPC's Vulnerability Atlas of India (2019) puts Damoh district partly in Zone III (19.4%) and mostly in Zone II (80.6%); we design to Zone III, the stricter of the two. BIS withdrew its 2025 seismic map in March 2026, so the IS 1893:2016 zones still apply.
Ground and water
Fields over shale in Damoh district carry fine, clayey medium black soil 1–4 m thick, with shallow black soil along the Sonar and Bearma rivers and limestone, sandstone and shale beneath (CGWB, 2013). Groundwater use was 60% of recharge, with Hatta and Patharia blocks semi-critical, and in 2012 the water table was 2.6–25 m below ground before the monsoon.
Where people build
Subhash Colony, Hirdepur, Siddhivinayak Colony, Vasundhara Colony, Vivekanand Nagar, Dharampura.
Good to know
On the night of 10–11 September 2026 about seven hours of heavy rain left Subhash Colony, Hirdepur, Siddhivinayak Colony, Vasundhara Colony, Vivekanand Nagar and Marutal in Damoh waterlogged, with about 3 feet of water in some homes; SDERF teams moved people out by boat, and more than 10 houses collapsed in Bandakpur (Amar Ujala).

The Damoh Municipal Council (Nagar Palika Parishad Damoh), for plots within town limits, through Madhya Pradesh's online ABPAS 3.0 portal (Automated Building Plan Approval System). Since October 2022, residential plots of up to 105 sq m (about 1,130 sq ft) get a deemed permission online at once: the owner uploads the plan and pays the fee. The portal gives no stamped copy, so if a bank needs one, the owner asks the municipal body. We prepare the drawings it asks for and guide you through the approval.

Which earthquake zone is Damoh in, and does it change the design?

Seismic Zone III. Damoh is not in IS 1893's table of towns. Damoh's district disaster management plan says Damoh lies in seismic zone 3, and BMTPC's Vulnerability Atlas of India (2019) puts Damoh district partly in Zone III (19.4%) and mostly in Zone II (80.6%); we design to Zone III, the stricter of the two. BIS withdrew its 2025 seismic map in March 2026, so the IS 1893:2016 zones still apply. We design the structure to IS 1893 for this zone: column sizes, steel and foundations are calculated, not guessed.

What should I know about the ground before building in Damoh?

Fields over shale in Damoh district carry fine, clayey medium black soil 1–4 m thick, with shallow black soil along the Sonar and Bearma rivers and limestone, sandstone and shale beneath (CGWB, 2013). Groundwater use was 60% of recharge, with Hatta and Patharia blocks semi-critical, and in 2012 the water table was 2.6–25 m below ground before the monsoon. We size the foundation after a soil check.
