Building a house in Coimbatore: what to know

Map approval
the Coimbatore City Municipal Corporation (CCMC), using powers delegated by the Directorate of Town and Country Planning (DTCP) — the Tamil Nadu Single Window Portal for Planning Permission. Ground-floor or G+1 houses up to 7 m high, with up to 3,500 sq ft built up on a plot of up to 2,500 sq ft, can get an instant permit online by self-certification. The owner enters the plot and building details, uploads the documents, signs with Aadhaar e-sign and pays the fee online, and the permit downloads at once; a plot that needs an NOC goes through the normal route.

Plots are sold in cents: 1 cent = 435.6 sq ft, so a 4.90-cent plot is about 2,135 sq ft. Houses and villas listed for sale in October 2026 stood on plots of about 2.5–4.9 cents, in areas such as Saravanampatti, Idigarai and Vilankurichi.
Climate
Warm-humid. Coimbatore falls in the warm-humid band of BEE's climate map, at about 411 m at the foot of the Western Ghats, near the Palghat Gap: cross-ventilated rooms and openable windows of at least 16.66% of the floor area suit it.
Earthquake zone
Seismic Zone III. An earthquake of about magnitude 6 struck Coimbatore in 1900, and the city was moved into Zone III in 2002. BIS withdrew its 2025 seismic map in March 2026, so the IS 1893:2016 zones still apply.

The National Center for Seismology's 2025 microzonation study found lateritic soil and weathered rock, with bedrock 0–6 m down in the south-east and centre of the city and 23–35 m down in the north-west. Groundwater stays high near the Noyyal river and in low-lying basins, so plots there need a raised plinth and good drainage.
