Building a house in Chennai: what to know

Map approval
the Greater Chennai Corporation (GCC) or the other local body where the plot lies, under powers delegated by CMDA — the Tamil Nadu Single Window Portal for Planning Permission. Ground-floor or G+1 houses up to 7 m high, with up to 3,500 sq ft built up on a plot of up to 2,500 sq ft, can get an instant permit online by self-certification. The owner enters the plot and building details, uploads the documents, signs with Aadhaar e-sign and pays the fee online, and the permit downloads at once; a plot that needs an NOC goes through the normal route.
Plot sizes
Land is measured in grounds and cents (1 ground = 2,400 sq ft; 1 cent = 435.6 sq ft), though most listings are in sq ft. Independent houses listed for sale in October 2026 were mostly 800–1,200 sq ft, in areas such as Tambaram, Urapakkam and Thiruporur.
Climate
Warm-humid. Hot and humid for most of the year: face the main rooms to the prevailing breeze with windows on opposite walls, and keep openable windows to at least 16.66% of the floor area, the highest share BEE asks of any zone.
Earthquake zone
Seismic Zone III. BIS withdrew its 2025 seismic map in March 2026, so the IS 1893:2016 zones still apply.
Ground and water
Chennai's ground is beach sand, clay and alluvium (up to 28 m thick near Perambur), and around Velachery a sheet of black clay lies over the rock. Low-lying plots need a raised plinth and good drainage for the monsoon.
Where people build
Tambaram, Medavakkam, Guduvanchery, Kelambakkam, Poonamallee, Sholinganallur.
Good to know
On 28 August 2026 Tamil Nadu's Housing Minister announced self-certification for homes up to 5,000 sq ft, and third-party certification up to 8,070 sq ft. Until a government order brings this in, the 3,500 sq ft self-certification limit applies.

Who approves house plans in Chennai?

the Greater Chennai Corporation (GCC) or the other local body where the plot lies, under powers delegated by CMDA, through the Tamil Nadu Single Window Portal for Planning Permission. We prepare the drawings it asks for and guide you through the approval.

Which plot sizes are common in Chennai?

Land is measured in grounds and cents (1 ground = 2,400 sq ft; 1 cent = 435.6 sq ft), though most listings are in sq ft. Independent houses listed for sale in October 2026 were mostly 800–1,200 sq ft, in areas such as Tambaram, Urapakkam and Thiruporur. We draw plans for any plot size, including odd shapes.

Which earthquake zone is Chennai in, and does it change the design?

Seismic Zone III. BIS withdrew its 2025 seismic map in March 2026, so the IS 1893:2016 zones still apply. We design the structure to IS 1893 for this zone: column sizes, steel and foundations are calculated, not guessed.

What should I know about the ground before building in Chennai?

Chennai's ground is beach sand, clay and alluvium (up to 28 m thick near Perambur), and around Velachery a sheet of black clay lies over the rock. Low-lying plots need a raised plinth and good drainage for the monsoon. We size the foundation after a soil check.

Do you make "veedu plan" (house plans) for Chennai?

Yes. "veedu plan" is how many people in Chennai write "house plan" in Tamil. We draw the complete set: floor plans, 3D elevation, and structural, electrical and plumbing drawings.
