Building a house in Bengaluru: what to know

Map approval
the Commissioner of the city corporation where the plot lies, under the Greater Bengaluru Governance Act, 2024 — the Greater Bengaluru Authority's Nambike Nakshe online building licence portal. The application carries a site plan, floor plans, elevations, sections and a specification of the work, and the plot must already have an e-Khata (required since 1 July 2025). The Commissioner decides on the advice of the Additional Chief Town Planner, and a sanction is valid for five years.
Plot sizes
Sites are named by their size in feet, such as 30×40 (1,200 sq ft) or 40×60 (2,400 sq ft). In plot listings read in October 2026, 1,200 sq ft (30×40) was the most common size, followed by 1,500 sq ft (30×50) and 2,400 sq ft (40×60).
Climate
Temperate. Bengaluru's climate is mild, so the house can rely on shade and fresh air: sun-breakers over the windows, and openable windows of at least 12.5% of the floor area.
Earthquake zone
Seismic Zone II. BIS withdrew its 2025 seismic map in March 2026, so the IS 1893:2016 zones still apply.
Ground and water
Bengaluru's soils are mostly red loamy soil and laterite over granite and gneiss, with laterite mainly around Anekal and in the west of the city. Groundwater sits in the weathered and fractured rock, so a rainwater recharge pit is worth adding to the plan.
Where people build
Yelahanka, Vidyaranyapura, Whitefield, Sarjapur Road, JP Nagar, Kengeri.
Good to know
The Greater Bengaluru Authority (GBA) took over from the BBMP on 15 May 2025, and its area is now run by five city corporations: Bengaluru Central, North, South, East and West.

Building in Bengaluru: FAQ

What is the house construction cost per sq ft in Bengaluru?

Indicative rates, as of October 2026: ₹2,069 per sq ft (Build Basic), ₹2,414 per sq ft (Build Standard), ₹2,989 per sq ft (Build Premium), design included. The final price is confirmed after a free site visit.

Who approves house plans in Bengaluru?

the Commissioner of the city corporation where the plot lies, under the Greater Bengaluru Governance Act, 2024, through the Greater Bengaluru Authority's Nambike Nakshe online building licence portal. The application carries a site plan, floor plans, elevations, sections and a specification of the work, and the plot must already have an e-Khata (required since 1 July 2025). The Commissioner decides on the advice of the Additional Chief Town Planner, and a sanction is valid for five years. We prepare the drawings it asks for and guide you through the approval.

Which plot sizes are common in Bengaluru?

Sites are named by their size in feet, such as 30×40 (1,200 sq ft) or 40×60 (2,400 sq ft). In plot listings read in October 2026, 1,200 sq ft (30×40) was the most common size, followed by 1,500 sq ft (30×50) and 2,400 sq ft (40×60). We draw plans for any plot size, including odd shapes.

Which earthquake zone is Bengaluru in, and does it change the design?

Seismic Zone II. BIS withdrew its 2025 seismic map in March 2026, so the IS 1893:2016 zones still apply. We design the structure to IS 1893 for this zone: column sizes, steel and foundations are calculated, not guessed.

What should I know about the ground before building in Bengaluru?

Bengaluru's soils are mostly red loamy soil and laterite over granite and gneiss, with laterite mainly around Anekal and in the west of the city. Groundwater sits in the weathered and fractured rock, so a rainwater recharge pit is worth adding to the plan. We size the foundation after a soil check.

Do you make "mane nakshe" (house plans) for Bengaluru?

Yes. "mane nakshe" is how many people in Bengaluru write "house plan" in Kannada. We draw the complete set: floor plans, 3D elevation, and structural, electrical and plumbing drawings.
